With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Ghelamco has finalised the sale of The Bridge, its Warsaw office complex, to Swedish investment company Eastnine for EUR 285 mln. The transaction ranks among the largest completed on Poland’s commercial real estate market in recent years. Colliers and JLL advised Ghelamco on the sale.

Segro has completed building L at Segro Park Warsaw, Ożarów 2. The 15,600 sqm warehouse and production building is fully leased. Construction is also under way on another building, which will add 21,600 sqm of warehouse and production space.

NASA Capital has signed a long-term lease with Mieszko, a Polish confectionery manufacturer. The company will take around 700 sqm at Jerozolimskie Business Park in Warsaw, taking occupancy at the complex to 95%.

Monting Development has secured the final building permit for CU-Cynamonowa Ursynów, a residential project in Warsaw’s Ursynów district. Construction is due to start in early October.

Demographic change will make Poland’s office market more concentrated and selective over the next decade, with location, quality and flexibility becoming increasingly important. According to JLL, the resilience of office buildings through 2035 will increasingly depend on the concentration of talent in major cities, an ageing workforce, growing recruitment pressure and the ability of offices to accommodate multigenerational teams.

Budimex has signed a contract with Adam Mickiewicz University in Poznań to design and build a new university archive. The contract is worth more than PLN 26.4 million net, with the project scheduled for completion within 18 months.
Budimex has begun reconstructing a more than 2-kilometre section of the I/43 road near Černá Hora in the Czech Republic. The CZK 250.2 mln contract (EUR 10.3 mln) covers the construction of a new road and two bridges.
Budimex will complete the expansion of Dr Jan Biziel University Hospital No. 2 in Bydgoszcz. The contract is worth nearly PLN 211 mln gross.

Poland’s construction sector is facing increasing labour shortages, with the industry short of around 150,000 workers. Turnover among engineers has reached 42 pct, according to Randstad’s latest report, 'Labour Market in the Construction Sector: Trends, Challenges and Recruitment Strategies for 2026'. Demographic changes, rising employee expectations and the sector’s shift towards Construction 4.0 are adding to the pressure.
Cost remains a decisive factor in construction tenders, but investors are increasingly looking beyond the upfront price. For production facilities and warehouses, factors such as delivery time and technical specifications are now being considered alongside a building’s carbon footprint over its entire life cycle.
Construction material prices are rising significantly more slowly than inflation, with prices in some categories even falling. Despite this, the situation for construction companies remains challenging. The number of corporate insolvencies in the sector rose by 31.3 pct year on year, while the number of restructuring proceedings almost doubled. Weaker demand, high labour costs and pressure on liquidity are among the main challenges facing the industry.
Poland’s residential construction market is slowing, with 936 projects put on hold over the past year. Yet investors continue to prepare new projects, with activity in planning and design on the rise. According to Kompas Inwestycji, 1,219 projects reached the foundation stage or moved into construction between August 2025 and July 2026.
The Territorial Planning, Urbanism and Construction Code (CATUC) is expected to have a significant impact on Romania’s real estate market. Work is progressing on the High-Speed Rail (KDP) tunnel in Łódź, part of the Port Polska project.
