Varitex has launched apartment sales for the third stage of Osiedle Zastawna OdNova in southern Łódź. The stage will comprise 16 terraced buildings with single-family and two-unit homes, most with private gardens.

Poland’s construction sector is facing increasing labour shortages, with the industry short of around 150,000 workers. Turnover among engineers has reached 42 pct, according to Randstad’s latest report, 'Labour Market in the Construction Sector: Trends, Challenges and Recruitment Strategies for 2026'. Demographic changes, rising employee expectations and the sector’s shift towards Construction 4.0 are adding to the pressure.

Cavatina Holding, the developer of Quorum Tower on ul. gen. Sikorskiego, is redeveloping approximately 3.8 ha of public space around the project at its own expense. The works include new riverside boulevards, public squares, cycle paths and upgraded streets, with parts of the area already open to residents.

W. P. Carey has completed a EUR 52 mln sale-leaseback of two industrial properties in Wałcz and Rybnik, Poland, used by Purmo Group. Totalling approximately 83,400 sqm, the properties have been leased back to Purmo under a 20-year triple-net agreement with annual CPI-linked rent increases.

Corallis Apartments, the residential project developed by Kész Group on the shores of Lake Grivița, has entered the final stage of construction. Exterior works and interior finishes are now underway, bringing the 221-home development in Bucharest’s Sector 1 closer to completion.

Kraków’s office market saw a sharp drop in tenant activity in the first half of 2026, while the gap between central and non-central locations continued to widen. Gross take-up fell 58 pct year on year to 73,000 sqm, while net take-up dropped 27 pct to 36,000 sqm, according to Axi Immo’s latest report.

Cost remains a decisive factor in construction tenders, but investors are increasingly looking beyond the upfront price. For production facilities and warehouses, factors such as delivery time and technical specifications are now being considered alongside a building’s carbon footprint over its entire life cycle.

Archicom, a developer within the Echo Group, has secured an occupancy permit for the second stage of its Flow residential project in Łódź’s New Centre. More than 80% of the apartments in this stage have already been sold, with mainly one- and two-bedroom units still available.

Developers are becoming more confident about the residential market after a strong July, according to the latest Developer Sentiment Index from housing portal Tabelaofert. The Sales Momentum Change Index rose to 0.53 in August, its highest level this year, while 57.5 pct of developers surveyed now expect sales to increase over the coming months.

Bestsecret has leased 108,000 sqm at EQT Park Poznań Żerniki. The agreement was signed by EQT Exeter Europe Logistics Value Fund IV, managed by EQT Real Estate. It is one of the largest warehouse leasing transactions in Poland in 2026.
The first six months of 2026 brought a clear recovery in tenant activity, while developers maintained a cautious approach. Demand for warehouse and industrial space increased by 21.3 pct year on year, while the vacancy rate fell to 6.6 pct, according to the latest Warehouse and Industrial Market in Poland report by advisory firm Newmark Polska.
Silverstone is increasing its leased space at Segro Logistics Park Stryków by 38 pct to nearly 5,000 sqm. The company is moving to a larger unit within the park under an extended lease agreement with Segro.
Winkler Polska has leased around 1,500 sqm at MLP Business Park Łódź. Savills advised the company during the lease negotiations.
Garbe Industrial has extended its lease with Kiel-based e-commerce company Dieseo, which has leased an additional 11,700 sqm at the logistics centre in Lensahn, East Holstein.
7R has started construction of a 9,700 sqm build-to-suit centre in Bydgoszcz. The new building at 7R Park Bydgoszcz I will house a parcel sorting centre for an undisclosed tenant specialising in logistics solutions for the e-commerce sector. The centre is due to be completed in Q1 2027.

Elanders Polska has taken nearly 5,600 sqm at Hillwood Wrocław East in Dobrzykowice, just outside Wrocław. The deal covers more than 5,000 sqm of warehouse space and around 600 sqm of offices. Only one 4,200 sqm unit remains available at the park.
Poland’s overall warehouse vacancy rate is around 7 pct, but large, well-located warehouse space is becoming much harder to find. Companies looking for more than 15,000 sqm are increasingly competing for the same buildings. According to SQM Advisory, the squeeze is no longer confined to the very largest warehouses; availability of mid-sized units is also tightening.
Poland’s warehouse market picked up noticeably in the first half of 2026 after a year dominated by lease renegotiations. New leases and expansions made up 60 pct of tenant activity, while cautious development kept new supply in check. The vacancy rate fell from 7.1 pct at the end of March to 6.3 pct at the end of June, according to JLL.

According to Axi Immo, the combination of strong demand and limited new supply could stimulate rent rises in many markets.
Poland’s modern warehouse and industrial stock has reached 37.44 mln sqm. Demand rose by 47 pct year on year in the first quarter of 2026. At the same time, companies are raising their expectations of what such facilities should offer. Floor space and location remain important, but so do flexibility, automation and the potential for future expansion.
