With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. Mirbud has signed a contract with Warsaw University of Technology to build a sports and events hall next to the Syrenka Stadium in Warsaw. The design-and-build contract is worth more than PLN 168 mln.

Skanska has agreed to sell the second stage of its H₂Offices complex in Budapest to the ERSTE Open-Ended Real Estate Investment Fund, represented by ERSTE Alapkezelő Zrt. It will be the fund’s sixth office acquisition from Skanska in Hungary.

A joint venture between Belgian real estate investor AYA Properties Fund and Polish family-owned Curtis Group has acquired Chmielna 13A, a fully let mixed-use property in central Warsaw, from CPI Property Group. The deal marks AYA’s third Warsaw investment, following Metron in 2024 and Sienna Center in 2026.

Hillwood Polska has sold a portfolio of four logistics properties for EUR 150 mln. The portfolio comprises nearly 200,000 sqm of warehouse and office space across major logistics markets in Poland.

Archicom has signed an agreement with Unibep for the construction of the first two buildings at its Kolektyw residential project in Poznań. The contract is worth around PLN 87 mln net and covers 278 apartments. Construction is scheduled to start in Q4 2026 and finish in Q2 2028.

The Building Research Establishment (BRE) has launched the seventh version of its BREEAM Refurbishment and Fit Out Commercial standard (BREEAM RFO V7), updating the guidelines for refurbishment and fit-out works in existing commercial buildings. The new version places greater emphasis on reducing carbon emissions, improving energy efficiency, strengthening climate resilience and protecting the long-term value of property assets.

Price is no longer the only issue in Warsaw office negotiations. Finding the right space is becoming a challenge in its own right, with vacancy in the city centre falling to 4.8 pct and to 3.6 pct around Rondo Daszyńskiego. With demand holding up and little new space coming onto the market, the best offices are being taken up quickly.

Retail parks are strengthening their position as one of the key segments of Poland’s retail property market. Their share of new supply continues to grow, with developers pursuing projects in both major cities and smaller towns. At the same time, the format is moving beyond its traditional focus on discount stores and convenience retail. According to the 'Retail parks uncovered' investment report prepared by Avison Young in cooperation with CMS, Newgate Investment and PROH, Poland currently has 3.8 mln sqm of retail park space, accounting for 25 pct of the country’s modern retail stock. A further 746,000 sqm across 88 projects is under construction.
Nhood has launched eLeaseLoop in Poland, a platform designed to streamline the short-term leasing of retail space. As of 21 September, the service is available at 16 shopping centres managed by Nhood.
Gemini Park Tarnów is adding a new fitness and leisure offering to its tenant mix. Xtreme Fitness Gyms, Poland’s largest fitness club chain, will open a new 1,400 sq m club at the shopping centre in December 2026.
Tenants at Galeria Jurajska in Częstochowa have modernised a total of 4,750 sqm of space since the start of 2026. Zara, Apart, Pitbull, Itaka and Wyjątkowy Prezent are among the brands that have completed upgrades.

Today, September 16, Bricomarché opened a new store in Ozorków at ul. Konstytucji 3 Maja 17B. The store has 1,800 sqm of retail space and offers 34,000 products across garden, home décor, DIY and building supplies. It also includes a 1,300 sqm outdoor garden area.
Refield and RGL have signed leases totalling 3,500 sqm for space in a planned retail park in Środa Wielkopolska, with Lidl joining the project as its anchor grocery tenant. The park will have around 18,000 sqm of retail space, with the investors targeting 80 pct occupancy by the end of 2026.
Consumers are increasingly tired of technology overload and excessive personalisation, while physical stores can benefit from offering something the digital world cannot: the freedom to discover products, interact with them and take a break from screens. This is according to the latest JLL survey of more than 1,100 consumers.
Retail parks are increasingly becoming local hubs for everyday needs, particularly in smaller towns. According to a study by Cushman & Wakefield Poland, 76 pct of people in Poland under the age of 40 visit a retail park at least once a week to shop. Among people aged over 40, the figure is 59 pct.
LCP Poland, part of M Core, has completed the acquisition of Galeria Chełm from Equilis and Acteeum. The value of the transaction was not disclosed. The acquisition expands LCP Poland’s portfolio by more than 17,000 sqm of retail space and 55 tenants.
Refield is developing Pasaż Łańcucki, an 11,200 sqm retail park in Łańcut, southeastern Poland. The project is being developed on a 3.5 ha site located on Przemysłowa Street, adjacent to Provincial Road No. 877. The development is being delivered on behalf of local investor Bispol Invest, with the opening scheduled for September 2027.
