Poland A landlord's market
The Warsaw office market maintained stable fundamentals in the first quarter of 2026, while developer activity remained subdued. Record-low new supply and a small number of projects under construction are shifting the market balance toward landlords, according to Knight Frank report.

Commercial real estate investment in Poland is growing. In the first quarter of 2026, it was more than EUR 1 bln, representing a 44 pct year-on-year increase, according to CBRE's ‘Investment Market in Poland Q1 2026’ report.

Poland Lemontree to build again in Szczecin
LemonTree has launched construction work on Westside Szczecin NXT, its third complex in Szczecin. The centre will comprise 39,600 sqm of warehouse, service and office space, of which around 30 pct has already been leased to a leading logistics operator.

Poland Sekunda to open in Bystrzyca Kłodzka
A Sekunda retail park is to be built in Bystrzyca Kłodzka, Lower Silesia. Vanstar is to develop a 14,000 sqm centre, and the opening is planned for the second half of 2027.

Retail in Poland is becoming more decentralised according to the latest data from Cushman & Wakefield. All current new projects are retail parks in towns with populations of less than 50,000. In larger cities, expansions dominate.

Poland Biedronka to anchor Smart Park Bielsk Podlaski
Grocery operator Biedronka will open a modern supermarket in the upcoming Smart Park in Bielsk Podlaski. The project is being developed by RGL. The first phase will comprise 8,000 sqm, which will eventually be expanded to 13,000 sqm gla.

Prologis has signed a new lease agreement with Logisteed Poland at Prologis Park Wrocław IV. The logistics operator has leased over 5,200 sqm of warehouse space and around 330 sqm of offices.

Home furnishings retailer Jysk is to open in Turawa Park in Opole. The 994 sqm store is to open in August.

Jet Investment has launched construction work on a modern warehouse park south of Gdańsk in an investment of EUR 50 mln. The project involves the construction of two buildings on a 15.2 ha site with a total of 67,000 sqm gla.

Poland Mondelēz stays on with Trigranit
Mondelēz International has extended its lease with Trigranit for nearly 4,000 sqm of office space in the Signum Work Station complex in Warsaw's Mokotów district. Mondelēz Europe Services will remain in the building until 2032.

The European Border and Coast Guard Agency has decided to extend its lease for nearly 21,500 sqm of space in CA Immo's Warsaw Spire B building. The largest tenant in the company's Polish portfolio will remain in the Warsaw complex for another three years.

Ratrusto has leased nearly 1,800 sqm at CTPark Zabrze, where it will launch its first manufacturing plant facility. The tenant has leased over 1,500 sqm of industrial space and 250 sqm of offices in the ZABR02 building.

Czech investment group SCF, together with its partners, has completed the purchase of the Jantar shopping centre in Słupsk, Poland. With a leasable area of 44,000 sqm, it is the largest shopping centre in the Central Pomerania region. The seller was CBRE Investment Management, a global real asset investment manager.
