Poland’s commercial real estate market attracted EUR 3.06 bln in investment in the first half of 2026, up 72 pct from a year earlier. According to Colliers’ 'Market Insights H1 2026' report, Poland was once again the largest investment market in Central and Eastern Europe, accounting for more than half of the region’s total investment volume.
Infrastructure
Port Polska and the City of Kielce have signed a letter of intent covering plans for a cargo terminal in Obice, near Kielce. The centre would handle both rail and road freight. The project will also be assessed for possible civilian and defence uses.
ESG
EPP has already met the emissions reduction targets it set for 2030 under the Science Based Targets initiative (SBTi), which helps companies set emissions reduction targets in line with climate science. In 2025, the company cut emissions from its own operations and purchased energy by more than 50 pct, while emissions elsewhere in its value chain fell by 32 pct. The targets were to reduce emissions by 50 pct and 30 pct, respectively, compared with 2019 levels.

Develia has launched apartment sales for its Sosnowa Vita project in Józefów, near Warsaw. The development will comprise 162 apartments ranging from 33 sqm to 108 sqm, as well as six commercial units. Prices start at PLN 13,850 per sqm.

Port Polska and the expansion of high-speed rail could reshape Łódź’s office market over the longer term, bringing the city closer to Warsaw economically as well as geographically, according to JLL. The consultancy sees the potential for a Warsaw–Łódź duopolis to emerge, although it stresses that the two cities do not currently operate as a single economic area.

The Polish fashion brand Medicine has opened an expanded and refurbished store at Galeria Pomorska in Bydgoszcz. The 590 sqm store has been redesigned in line with Medicine’s current concept and features an expanded range of collections.

Construction of Panattoni Park Warsaw North III in Nadma near Warsaw has been completed. Harden Construction, the general contractor, has completed Hall A, which has almost 15,800 sqm of space. An occupancy permit has already been granted. The complex occupies a site of more than 121,000 sqm.

Matexi Polska has sold more than 75 pct of the apartments in the second stage of its Sady Żoliborz development in Warsaw. Around a dozen units remain available, mainly two-bedroom apartments, along with some three- and five-bedroom units.

An office building at ul. Żurawia 8 in Warsaw is being converted into a residential building by MS Investments and RR Enterprises. The project will comprise 69 apartments ranging from 40 sqm to 280 sqm. Dutch architectural studio MVSA is designing the project together with APMD, which is based in Warsaw.
Retail & leisure
British used-electronics retailer CeX has opened its first store at Wola Park shopping centre in Warsaw. The 170 sqm store is located on the first floor, next to RTV Euro AGD.
Hotels
More than 90 pct of European investors plan to maintain or increase their investment in hotel real estate in 2026, according to the latest CBRE survey. Prague has moved into the top 10 European cities for hotel investment, sharing seventh place with Copenhagen, Rome, Geneva and Athens.

Takeda has moved its Warsaw office to Studio A. The new office occupies 1,000 sqm.

Bucharest is gaining ground among Europe’s more attractive real estate markets, supported by rental growth across major sectors and investment yields that remain well above Western European levels, according to Cushman & Wakefield’s ‘DNA of Real Estate Europe Q2 2026’ report.

CTP has signed more than 104,000 sqm of new leases at CTPark Iłowa in western Poland, including a major deal with a Chinese fast-fashion e-commerce platform, as Asian-linked businesses expand their European supply chains.

The Polish new-build housing market continued to recover over the summer. According to the latest Housing Price Barometer from Tabelaofert, around 4,200 new homes were sold across the country’s seven largest markets in August, almost 50 pct more than a year earlier.

The Shire – Beyond Coworking will remain at Centrum Biurowe Korona in Kraków. The premium serviced office operator has extended its lease for approximately 2,500 sqm in the Galileo building.

Fort Wola is expanding its offer with four new brands. Monnari and Ale Skarpety have already opened stores at the shopping centre, while Wędzarnia Dunikowscy and Starbucks will join them in September and October. The four new units occupy more than 500 sqm in total.

Lidl has opened a new store in Nowy Dwór Mazowiecki. The store at ul. gen. J. Bema 7 was built by Rutkowski Construction on behalf of Rutkowski Commercial, which remains the property owner.

LPP, owner of the Reserved, Cropp, House, Mohito and Sinsay brands, has relocated its Warsaw office to Saski Crescent. The company has taken 2,000 sqm of space combining offices, a showroom and business meeting areas. Colliers advised LPP on the lease, while its Colliers Define team was responsible for the interior design and fit-out.

Panattoni has started construction of City Logistics Łódź V. The new logistics park on Lodowa Street will ultimately offer more than 42,700 sqm of space. One of the project’s tenants will be Zadbano, which has leased approximately 8,400 sqm.
