Business breakfast - Time for hotels...mixed use?
The "Time for hotels...mixed use?" business breakfast was held by Eurobuild Conferences at the Marriott hotel on June 9, 2015. The event's partners included Causa Finita Commercial Real Estate Law Firm and Hotel Professionals Hotel Real Estate Advisory + Management, while InterContinental Hotel Group and Dwór Oliwski City Hotel & SPA sponsored the meeting.
“Time for hotels...mixed use?” addressed such issues as the preparations for a mixed-use hotel investment, financing methods, mixed-used hotel operations and the synergy effect from serving several functions.
Hotel chains are increasingly eager to open their hotels in Poland, which is very optimistic. For most of the hotel operators Poland is a strategic location. Also, this is the only country in the region that has seen an unbroken economic growth for the last 10 years. According to the market analysts, its economic and political landscape is more or less stable and predictable. Additionally, the market is flourishing at all times. While banks search for good projects to finance, developers work on the increasingly modern hotel buildings. For investors, such product, a hotel, is a very good business, with a yield even 0.5 pp higher compared to an office project. There are more advantages to the Polish hotel market, which is not getting saturated yet. The hotel sector is also a subject to dynamic changes that are often driven by the new ICT technologies and modern reservation systems. While some of the hotels share their profits with the online travel agents, others work on their own schemes and loyalty programs instead.
