Work close to completion at KBP 100
Pia Piasecki Inwestycje, developer of the Kraków Business Park in
Krakow, southern Poland, has announced that the first building in the
complex, KBP 100, is almost complete. Work on the main structure has
been finished, as well as work on the facades.
KBP 100 is a 4-storey office building with 9,425 sqm of leasable space.
The Polished Group, member of Prokom Software, has already leased half
of the space available.
Port Praski still looking for investor
Port Praski, an attractive plot of land located on the right bank of the
Wisła River, is still looking for an investor. Elektrim, the sites
owner, informed us that negotiations with several interested companies
are currently in progress.
Port Praski comprises c.42 hectares of which c.28 hectares are being
offered for development. The rest of the site contains so called green
areas. The urban development plan has not been adopted yet, which is
hindering the sale of the site.
Island for sale
Authorities in Gdańsk, northern Poland, are looking for an investor to
develop 22 hectares in the southern part of Granary Island (Wyspa
Spichrzów), located in the city centre.
The land, which is under offer for lease or sale, can be utilised for
retail purposes, office buildings, schools, flats, hotels, entertainment
as well as leisure and sports centres. Offers are to be submitted by 20
June.
WSC Investment and Mennica Państwowa established the Wyspa Spichrzów
company who owns the site and are also planning to build hotels, amongst
others, on other parts of the island.
Dom Dochodowy completion slated for December
Platan Group announced last month that their Warsaw project Dom
Dochodowy is to be completed in December this year. The complex will
comprise three renovated tenement houses offering adapted office space
(over 3,000 sqm.) and retail - service units (1,800 sqm.).
Construction and renovation of Dom Dochodowy, located at the
intersection of Pl. Trzech Krzyży, al. Ujazdowskie and ul. Mokotowska,
is being managed by Euromost. Jones Lang LaSalle have been appointed
leasing agents.
SONY Polska move to City Gate
SONY Polska has signed a lease for 1,300 sqm in the Warsaw City Gate
office building, owned by PZU Tower.
The lease, brokered by Kancelaria Brochocki, was signed for 5 years.
City Gate opened in 2000 and has a total area of 25,000 sqm.
Celebrations in central Warsaw
Von der Heyden Group and Polska Agencja Prasowa (the Polish Press
Agency) celebrated the start of construction on PAP's new premises at
ul. Mysia, Warsaw. Construction costs of the new building, to be called
Liberty Corner, are estimated at PLN 80 mln. The investor, Mysia 5, was
set up by VdHG and PAP.
Polska Agencja Prasowa are to occupy 2,500 sqm whilst a further 5,800
sqm are available to lease. The office building, which is slated for
delivery next year, was designed at PRC Architekci. The general
contractor is Hochtief Polska, Branch Budokor. Knight Frank
Nieruchomości, who are leasing the project, have been co-operating with
Von der Heyden Group for many years.
Future of TP S.A. office buildings uncertain
A few month back, a rumour going round the Warsaw real estate community
reported that Telekomunikacja Polska S.A. was planning to sell or lease
its two office buildings located in central Warsaw. At the time TP
S.A.'s PR representative, Witold Rataj, said that the management of the
company would make a decision within two months about the future of
these buildings.
After this two month period we contacted Telekomunikacja's PR department
who stated, ,the management has not made a decision regarding what to do
with these buildings yet, and we do not know when they will look into
this matter. One thing is certain: TP S.A. is not a developer and we
will not be leasing or sub-leasing the space."
Witold Rataj added that although the building at ul. Moniuszki is almost
ready and the development at ul. Twarda is nearing completion, the staff
of Telekomunikacja have not moved into any of them. In his opinion,
problems in making any decision stem from the fact that the previous
management commissioned the developments and the current management has
no idea as to what to do with them.
The construction costs of the ul. Twarda project alone amount to PLN 338
mln.
