‘EurobuildCEE’: Despite all the recent turbulence, Poland is perceived as a safe haven within the CEE region. Which asset classes are currently the most transparent and secure for international capital?
Grzegorz Mroczek, vice-president, CREAM Property Advisors: From the perspective of foreign investors, the notions of ‘transparency’ and ‘security’ in Poland are now very precisely defined. Above all, they refer to the predictability of cash flow, market liquidity understood as a genuine exit opportunity, market-standard lease structures, asset resilience to rising energy costs, and ESG-related expenditure. The rebound in the investment volume in 2024, reaching app. EUR 5 bln, confirmed that the Polish market is capable of returning to equilibrium relatively quickly, even after periods of significant correction.
