After a subdued start to the year, Warsaw’s office market gained significant momentum in Q2 2026, with tenant activity in H1 reaching 420,000 sqm, representing a 38 pct y-o-y increase – according to Axi Immo’s ‘Office Market in Warsaw H1 2026’ report.

TK Maxx is to open a 2,200 sqm store in Galeria Wiślanka in Żory, about 30 km southwest of Katowice in Silesia. This will be the British clothing chain’s only location in this region of Poland.

VeloBank, which finalised the acquisition of Citi Handlowy’s retail banking operations in Poland in June, has renewed the company’s lease of 1,068 sqm of office space in the Q22 skyscraper in Warsaw.

Knight Frank has been selected as the exclusive agent responsible for the commercialisation of the office space in buildings B and D of the Loft Park complex in Kraków. The development is located on ul. Hetmana Stanisława Żółkiewskiego, close to the Rondo Grzegórzeckie roundabout – one of the city’s key transportation hubs.

The retail and service offerings at Fuzja in Łódź have expanded with a new tenant. Auchan Polska has opened a 1,200 sqm hypermarket in Fuzja in Łódź, which has been developed out of the historic complex of the former Karol Scheibler factory.

Ocean Winds has selected Hydrobudowa Gdańsk as the general contractor for adapting part of the port infrastructure in Władysławowo on the Baltic coast to support the BC-Wind offshore wind farm project.

MLP Group has acquired a 6.8 ha brownfield site from a private owner in Geesthacht, Schleswig-Holstein, near Hamburg – marking the group’s debut in the Hamburg metropolitan region.

Polish logistics operator JAS-FBG has extended its lease of almost 4,000 sqm at Segro Park Wrocław, Targowa, where it has been operating from since 2019.

Panattoni has completed the development of a dedicated logistics terminal for a leading e-commerce player. The almost 8,000 sqm BTS facility, which is part of the Panattoni Park Kraków East V, will handle parcel sorting and management of a network of parcel vending machines in southern Poland.
Residential
Since sales began in February 2026, 122 contracts have been concluded in the Liberty Tower residential building in Warsaw, which is owned by Cavatina. The total value of the transactions for units in the development on ul. Grzybowska exceeded PLN 250 mln.
Investment & finance
July saw a shift in the supply-demand ratio across Poland’s seven largest housing markets. The pool of available developer units fell below the 60,000 threshold, and sales increased by 12 pct y-o-y, while the number of new projects declined significantly.

A new warehouse with an area of app. 16,000 sqm is being built at the Lorenz production facility in Stanowice, about 23 km southeast of Wrocław. Bremer is the general contractor for the project. The distribution centre is scheduled to open in the first quarter of 2027.

In the first quarter of 2026, Polish railways transported almost 790,000 TEUs in intermodal transport. This segment's share of total rail transport reached a record 19.2 pct. Further development of services depends on investments in linear and point infrastructure.

ING Hubs Poland is officially moving into its new headquarters in The Form office building in Warsaw’s Wola business district. The more than 6,000 sqm of offices, designed by the MIXD architectural studio, are located on the former premises of the Dom Słowa Polskiego printing plant.

Orlen Group has finalised the purchase of a hybrid renewable energy farm project with a total capacity of 216 MW in Kazimierz Biskupi in Wielkopolska. The complex, combining solar and wind power, will generate around 315 Gwh of electricity, meeting the needs of almost 143,000 households.

A new, 460 sqm conference centre has opened in building D of the Diuna office complex in Warsaw’s Służewiec district, which is owned by Syrena Real Estate.

Polish tech firm M4B has leased app. 3,600 sqm of industrial space in a newly constructed building in MLP Pruszków II, in Warsaw’s western outskirts.

Saltic, a Polish hotel developer and operator, has appointed Mirbud to construct its Saltic Zieleniec development in Duszniki-Zdrój with work to begin in early August 2026 and completion scheduled for July 2028.
Marvipol has launched sales for suites in its latest hospitality project, Unique Hotel Kołobrzeg. The five-star complex, comprising 227 suites, ranging in size from 25 to 104 sqm.will be built at ul. Sułkowskiego 7 in Kołobrzeg.
Deutsche Pfandbriefbank (Pbb) has provided EUR 123 mln in investment financing to funds managed by Cerberus Capital Management and Revetas Capital for the refinancing of the Radisson Blu hotel complex in central Bucharest. The bank acted as the financing arranger and sole lender.
Warsaw-based private equity investment manager Griffin Capital Partners and Berlin-based hospitality operator Primestar Group have launched Prime Griffin Hotels, a 50/50 JV to build a Polish hotel platform.
aHouse Development will deliver a new hotel on ul. Daleka in the centre of Grodzisk Mazowiecki, marking the company’s entry into the hospitality real estate segment.
In 2027, the first Swissôtel hotel in Poland will open in Gdynia. The project, being developed in partnership with Allenort Group, will be part of the Waterhall complex.
According to the latest study by Cushman & Wakefield, Warsaw remains one of the strongest hotel markets in the CEE region. In 2025, the city recorded one of the highest RevPAR increases among CEE-6 cities, while also leading the growth in hotel room supply.
Bucharest’s hotel market recorded the strongest performances in Central and Eastern Europe (CEE) in 2025, with revenue per available room (RevPAR) increasing by 12 pct year-on-year, outperforming the CEE-6 average, according to a market analysis conducted by Cushman & Wakefield.
Kempinski Hotels has acquired the Augustine Hotel in Prague. This is the first acquisition for the hospitality group in over 50 years, since it bought the Hotel Vier Jahreszeiten Kempinski Munich in 1970.
The Czech hotel market is building on an exceptionally strong year in 2025, marked by a significant increase in transaction volumes and investor interest. According to Cushman & Wakefield, a total of 16 hotels were sold in the Czech Republic, representing 2,989 rooms and a total transaction volume of EUR 764 mln. Based on available data, this represents the highest annual transaction volume ever recorded on the Czech hotel market.
Mercure has signed a contract to develop a hotel in Craiova and has also announced it is to open the Mercure Oradea hotel.
Construction work on a hotel has been launched in the Wrzeszcz district of Gdańsk. Lithuanian 1 Asset Management is the investor and the developer is the Gdańsk-based Upside Property.
ibis Styles has announced the opening of the ibis Styles Tbilisi Mziuri Park in one of the city's greenest districts, next to the historic Wine Factory district and Chavchavadze Avenue.
