SLOVAKIA CPI checks into Mercure Bratislava Centrum

CPI Property Group has acquired the Mercure Bratislava Centrum Hotel from Invesco Real Estate for an undisclosed sum.

The Mercure Bratislava Centrum Hotel, close to the city’s main railway station north of the Old Town, offers 175 guest rooms, conference facilities, as well as a restaurant and bar area.

US investor Invesco Real Estate was supported during this transaction and in identifying a buyer by hotel property specialist Christie & Co.

The hotel currently fits in very well with the demand profile of many investors, who are increasingly looking for value-add products in European capitals. As the Mercure Bratislava has a lot of potential with its size and the quality of the location and the building’s substance, we faced strong investor demand and received multiple offers.

CPI Property Group now owns a total of 41 hotels across Europe and the CEE region. After its anticipated rebranding, the hotel will be operated by CPI’s internal management team.

The complex is currently being completely redeveloped. It will ultimately provide nearly 100,000 sqm of commercial space. DPD Polska will move into the completed facility later this year.

The value of MLP group’s investment properties rose 31 pct, to more than PLN 4.4 bln (EUR 945 mln). Consolidated revenue improved 39 pct y-o-y, to PLN 279.1 mln (EUR 59.5 mln), driven by an increase in leased area combined with higher rental rates. Last year, MLP group earned PLN 422.4 mln (EUR 90.1 mln) in net profit.
