Hotel investment transactions in Poland were worth EUR 59 mln in the first half of 2026, down 24 pct year on year. At the same time, Warsaw is expected to be the fastest-growing hotel market among the CEE-6 capitals in terms of room supply in 2026, with a forecast increase of 7.2 pct.

BIG Włocławek is strengthening its retail offer. On August 26, a new Sinsay store of nearly 900 sqm opened at the retail park. It is another well-known brand to join the property’s tenant mix.
Construction
Construction material prices are rising significantly more slowly than inflation, with prices in some categories even falling. Despite this, the situation for construction companies remains challenging. The number of corporate insolvencies in the sector rose by 31.3 pct year on year, while the number of restructuring proceedings almost doubled. Weaker demand, high labour costs and pressure on liquidity are among the main challenges facing the industry.
Warehouse & industrial
The first six months of 2026 brought a clear recovery in tenant activity, while developers maintained a cautious approach. Demand for warehouse and industrial space increased by 21.3 pct year on year, while the vacancy rate fell to 6.6 pct, according to the latest Warehouse and Industrial Market in Poland report by advisory firm Newmark Polska.
Investment & finance
The first half of 2026 brought a clear recovery in the Central and Eastern European commercial real estate market. Investors in the six countries analysed completed transactions worth a combined EUR 5.5 bln, up 20 pct year on year. More important than the increase in volume, however, is the return of large deals across multiple sectors and most markets in the region.

BIG Poland has officially opened BIG Grodzisk Mazowiecki, completing the rebranding of the former Grodzisk Sfera Park. The retail park offers approximately 11,000 sqm of space and 19 shops and service outlets.
Public buildings
Prague 14 has begun construction of a new primary school in Jahodnice. The school, at U Hostavického potoka Street, will accommodate 540 pupils, with the opening scheduled for September 2028.
Retail & leisure
Spanish fashion brand Mango has opened its first store in Zielona Góra and the Lubusz Province. The more than 500 sqm store is in Focus Mall Zielona Góra.

PAD RES Group has launched two identical solar farms in Biesiekierz municipality, Koszalin district. The installations have a combined capacity of 24 MW.
Office & mixed-use development
The National Heritage Board of Poland (NID) has relocated its headquarters to HOP at ul. Chmielna 132/134 in Warsaw. The institute has leased nearly 3,800 sqm across five floors. Following the deal, the building owned by Syrena Real Estate is 98 pct leased.
Warehouse & industrial
Silverstone is increasing its leased space at Segro Logistics Park Stryków by 38 pct to nearly 5,000 sqm. The company is moving to a larger unit within the park under an extended lease agreement with Segro.
Residential
The private student accommodation sector in Poland had around 16,500 beds at the end of 2025, with a further 7,700 in planning or under construction, according to JLL. Despite growing supply, the market remains significantly undersupplied.
Office & mixed-use development
Adgar PDT Wola, a former department store at 8/12 Młynarska Street in Warsaw, has received LEED Gold certification with a score of 79 out of 100. The 1950s building was converted into an office and commercial property and now offers 8,512 sqm of total space.
Warehouse & industrial
Winkler Polska has leased around 1,500 sqm at MLP Business Park Łódź. Savills advised the company during the lease negotiations.

Garbe Industrial has extended its lease with Kiel-based e-commerce company Dieseo, which has leased an additional 11,700 sqm at the logistics centre in Lensahn, East Holstein.

Global Vision has acquired a property comprising two office towers in Bucharest’s Charles de Gaulle–Dorobanți area, in a deal worth several tens of millions of euros.
Residential
Euro Styl, part of Dom Development Group, has put 78 apartments on the market as part of the latest stage of the Konstelacja development on ul. Paderewskiego in Pogórze, near Gdynia. Two three-storey buildings are to be built with apartments ranging from 33 to 76 sqm. Handover is scheduled for Q2 2028.

Investment in European real estate reached around EUR 53 bln in Q2 2026, up 6 pct year on year. The transaction volume came to more than EUR 100 bln in the first half of the year. Poland was among the countries where investment activity grew fastest.

Tenants leased almost 70,600 sqm of office space in the Tricity in the first half of 2026, an increase of more than 32 pct year on year. At the same time, the vacancy rate fell to 10.4 pct, one of the lowest levels among Poland’s main regional office markets.

Philips Polska, which has been a tenant at Łódź’s Symetris Business Park for several years, has expanded its office in the complex to almost 9,700 sqm.

Green House Development is launching pre-sales of suites at Wave Ustka Thermal & Spa, the third development under the Wave brand on the Polish coast, located around a ten-minute walk from the centre of Ustka and around 120 km from the Tricity area.
Accor has announced the opening of the Mercure Oradea. The new 90-room hotel is the hospitality group’s 26th location in the country. It is managed by local company Grand Hotel West under a franchise agreement, with Spark Hospitality as its operator.
Saltic, a Polish hotel developer and operator, has appointed Mirbud to construct its Saltic Zieleniec development in Duszniki-Zdrój with work to begin in early August 2026 and completion scheduled for July 2028.
Marvipol has launched sales for suites in its latest hospitality project, Unique Hotel Kołobrzeg. The five-star complex, comprising 227 suites, ranging in size from 25 to 104 sqm.will be built at ul. Sułkowskiego 7 in Kołobrzeg.
Deutsche Pfandbriefbank (Pbb) has provided EUR 123 mln in investment financing to funds managed by Cerberus Capital Management and Revetas Capital for the refinancing of the Radisson Blu hotel complex in central Bucharest. The bank acted as the financing arranger and sole lender.
Warsaw-based private equity investment manager Griffin Capital Partners and Berlin-based hospitality operator Primestar Group have launched Prime Griffin Hotels, a 50/50 JV to build a Polish hotel platform.
aHouse Development will deliver a new hotel on ul. Daleka in the centre of Grodzisk Mazowiecki, marking the company’s entry into the hospitality real estate segment.
In 2027, the first Swissôtel hotel in Poland will open in Gdynia. The project, being developed in partnership with Allenort Group, will be part of the Waterhall complex.
According to the latest study by Cushman & Wakefield, Warsaw remains one of the strongest hotel markets in the CEE region. In 2025, the city recorded one of the highest RevPAR increases among CEE-6 cities, while also leading the growth in hotel room supply.
Bucharest’s hotel market recorded the strongest performances in Central and Eastern Europe (CEE) in 2025, with revenue per available room (RevPAR) increasing by 12 pct year-on-year, outperforming the CEE-6 average, according to a market analysis conducted by Cushman & Wakefield.
Kempinski Hotels has acquired the Augustine Hotel in Prague. This is the first acquisition for the hospitality group in over 50 years, since it bought the Hotel Vier Jahreszeiten Kempinski Munich in 1970.
The Czech hotel market is building on an exceptionally strong year in 2025, marked by a significant increase in transaction volumes and investor interest. According to Cushman & Wakefield, a total of 16 hotels were sold in the Czech Republic, representing 2,989 rooms and a total transaction volume of EUR 764 mln. Based on available data, this represents the highest annual transaction volume ever recorded on the Czech hotel market.
Mercure has signed a contract to develop a hotel in Craiova and has also announced it is to open the Mercure Oradea hotel.
Construction work on a hotel has been launched in the Wrzeszcz district of Gdańsk. Lithuanian 1 Asset Management is the investor and the developer is the Gdańsk-based Upside Property.
