With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. Murapol has launched presales of 401 investment units in the next stage of Murapol Stoczniova in Gdańsk’s Młode Miasto district. The units are being developed in a 10-storey building on the site of a former shipyard, with prices starting at PLN 14,080 per sqm.

Cashless payment services provider eService has leased 7,500 sqm of office space in Drucianka Campus, a development under construction on ul. Kijowska in Warsaw’s Praga-Północ district. This is the project’s first tenant. Construction is scheduled for completion in the summer of 2028.

Develia has completed the ninth stage of Aleje Praskie on ul. Podskarbińska in Warsaw’s Praga-Południe district. The five-storey building contains 89 apartments ranging from 33 to more than 82 sqm. The development will eventually comprise 1,572 apartments.

Archicom has started apartment sales for Nowy Rytm Kabaty, a development being built at the corner of al. KEN and ul. Wąwozowa, next to Kabaty metro station. The project will eventually comprise 405 apartments in nine buildings.

LemonTree has sold the second stage of Booster Zabrze to Vestas Investment Management Europe, which acquired the first stage in February. The transaction brings the entire 109,000 sqm complex under single ownership in a deal worth more than EUR 120 mln.

Danish retailer NORMAL has opened its first two stores in Romania, at NEPI Rockcastle’s Mega Mall in Bucharest and Shopping City Timișoara.

MLP Business Park Vienna has signed up two new tenants, with Austrian companies Paper Republic and RYX Holding having leased a combined 5,000 sqm at the development.

Media and research group Defence24 has signed a long-term lease for 1,150 sqm of office space at Warsaw Corporate Center (WCC) on ul. Emilii Plater in Warsaw. The company will occupy the entire seventh floor and part of the eighth floor.

Wrocław Fashion Outlet has reduced energy usage by 14 pct since 2022, while continuing to develop ESG initiatives focused on energy efficiency, the circular economy and community engagement.

AFI Poland has appointed CBRE as the leasing agent for AFI V., a prominent office building in Kraków. CBRE will be responsible for attracting new tenants and advising AFI Poland on the leasing strategy.

Czech investment group AKIPIA has joined the Roma Tower project in Warsaw, while the investors have signed a construction agreement with the general contractor. The 170-metre residential tower at the junction of ul. Emilii Plater and ul. Nowogrodzka will comprise 357 ultra-luxury apartments.

DL Invest Group has signed a revolving credit agreement of up to EUR 95m with UniCredit. The facility was provided directly to the group’s operating company, DL Invest Group PM S.A., and can be used for general corporate purposes and further growth.

A 2,500 sqm plot with a 1,600 sqm office building at 359 Puławska Street in Warsaw has changed hands, with Agencja Nieruchomości Locus advising on the sale.

BIG Poland has secured all 14 tenants for its new BIG Bolesławiec retail park, which will offer around 18,000 sqm of GLA. The project is scheduled to open at the end of Q4 2026.

Empira Group has acquired Bärenpark, an 875-unit PRS residential estate in Berlin-Tempelhof, with EUR 62.5 mln in acquisition financing from BayernLB.
Data centres
Demand for computing power is rising rapidly, driven by artificial intelligence and cloud services. This is accelerating growth in Europe’s data centre market. The sector’s total capacity could reach 13 GW by the end of 2026, up 20 pct year on year, according to CBRE’s 'Europe Data Centres Q2 2026' report. Rising demand is also changing where data centres are being built. Investors are increasingly looking beyond the largest hubs, creating new opportunities for Poland, where data centre capacity could grow from around 200 MW today to 500 MW by 2030.

P3 Logistic Parks has started construction of the first warehouse building at P3 Gliwice in Upper Silesia. The speculative development will provide almost 40,000 sqm of warehouse space and around 1,900 sqm of office and staff facilities.
