Data centres
Demand for computing power is rising rapidly, driven by artificial intelligence and cloud services. This is accelerating growth in Europe’s data centre market. The sector’s total capacity could reach 13 GW by the end of 2026, up 20 pct year on year, according to CBRE’s 'Europe Data Centres Q2 2026' report. Rising demand is also changing where data centres are being built. Investors are increasingly looking beyond the largest hubs, creating new opportunities for Poland, where data centre capacity could grow from around 200 MW today to 500 MW by 2030.

With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. P3 Logistic Parks has started construction of the first warehouse building at P3 Gliwice in Upper Silesia. The speculative development will provide almost 40,000 sqm of warehouse space and around 1,900 sqm of office and staff facilities.

Aleja Bielany in Wrocław, managed by Ingka Centres, is now 98 pct leased. The centre has recently signed 10 new lease agreements covering almost 4,000 sqm.

Pocco Italia has taken 400 sqm at DL Shopping Siemianowice Śląskie for a new Italian restaurant. The new tenant will add to the food and beverage section at the centre, which is part of DL Invest Group’s portfolio.

OTO Park, a new retail park on ul. Jana Pawła II in Lubin, will open on 22 October. The centre has more than 14,000 sqm of retail space, around 30 stores and service outlets, plus more than 400 parking spaces. It is expected to create more than 200 jobs.

CA Immo has sold the IntercityHotel Frankfurt Hauptbahnhof Süd to a fund managed by Art-Invest Real Estate. The transaction marks the sale of the last hotel in CA Immo’s portfolio.

The EMEA industrial and logistics market is showing signs of recovery as demand from occupiers picks up, construction slows and vacancy rates level off, according to Colliers’ 'EMEA Industrial & Logistics Hubs Snapshot H1 2026'.

Unibep has leased around 200 sqm at DL Tower in Katowice. The space was handed over on 1 September 2026.

Focus Bydgoszcz has added several new tenants in recent weeks, with 21 openings planned at the centre in 2026. Occupancy currently stands at 99 pct. New arrivals include a second Apart store, Komputronik, WOKy by Thai Wok, Beverly Hills Polo Club, TOUS and Shock Price.

Panattoni has started construction of a manufacturing facility for Atlas Copco Group in Okmiany, Lower Silesia. The BTS plant will provide around 5,600 sqm of space.
Office & mixed-use development
Compensa, part of Vienna Insurance Group, has leased around 500 sqm at the DL Craft complex in Katowice. The lease agreement with DL Invest Group was signed on 31 August 2026.

Polish investors are increasingly putting capital into the domestic commercial property market, with logistics and warehouse facilities, smaller office buildings and hotels attracting particular interest, according to Baker McKenzie experts.

Marino shopping centre in Wrocław has completed a major modernisation. The 20,000 sqm centre, which has been operating since 1993, remained open to customers throughout the works. The redevelopment was designed by RB Group.

Poland is increasingly becoming more than just a sales market for foreign e-commerce companies. It is also becoming a logistics base from which businesses can serve customers in several European countries. Fulfilio’s 'Poland as an E-Commerce Base' report identifies 10 markets where companies are looking at Poland as a place to hold inventory and expand further across Europe.

Ghelamco has finalised the sale of The Bridge, its Warsaw office complex, to Swedish investment company Eastnine for EUR 285 mln. The transaction ranks among the largest completed on Poland’s commercial real estate market in recent years. Colliers and JLL advised Ghelamco on the sale.
Warehouse & industrial
Segro has completed building L at Segro Park Warsaw, Ożarów 2. The 15,600 sqm warehouse and production building is fully leased. Construction is also under way on another building, which will add 21,600 sqm of warehouse and production space.
Office & mixed-use development
NASA Capital has signed a long-term lease with Mieszko, a Polish confectionery manufacturer. The company will take around 700 sqm at Jerozolimskie Business Park in Warsaw, taking occupancy at the complex to 95%.
