With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. White Star Real Estate is expanding its work with Deka Immobilien and taking over full management of Forum Gliwice. The company has so far been responsible for the centre’s commercialisation and, from September 2026, will also handle property management, marketing and project management.

The French Institute in Poland has opened its Warsaw offices in the restored historic Bellona building. The space includes classrooms, offices and areas for cultural activities, providing facilities for learning French and hosting events.

The 16th Eurobuild Awards Gala is now on the horizon! And there has been a CHANGE OF DATE AND LOCATION. The Gala will now take place on December 8th, 2026 at the Hilton Warsaw City Hotel, at ul. Grzybowska 63 in central Warsaw

Italian fashion brand Peserico is opening a store in Dom Mody Klif in Warsaw. It will be the brand’s only single-brand store in the city, with women’s and men’s collections.

Today, September 16, Bricomarché opened a new store in Ozorków at ul. Konstytucji 3 Maja 17B. The store has 1,800 sqm of retail space and offers 34,000 products across garden, home décor, DIY and building supplies. It also includes a 1,300 sqm outdoor garden area.

Mint rezidenční fond, which operates in the private rented sector (PRS), has bought 306 new apartments from developer Metrostav Development at the Vysočanský mlýn complex in Prague. The building has 11,500 sqm of floor space. The deal takes Mint’s total number of apartments in the complex to 547, more than half the total number of apartments in the complex.

Colliers has been appointed as the exclusive leasing agent for Katowice Business Point, an office building owned by Adventum. The agency will handle the leasing of nearly 16,900 sqm of office space.
Retail & leisure
Refield and RGL have signed leases totalling 3,500 sqm for space in a planned retail park in Środa Wielkopolska, with Lidl joining the project as its anchor grocery tenant. The park will have around 18,000 sqm of retail space, with the investors targeting 80 pct occupancy by the end of 2026.
Residential
Trust Investment has launched sales for the third and final phase of the Sky Trust complex in Kielce. The development will include apartments, office and retail units, as well as investment apartments intended for the PRS market.
Hotels
Hotel revenues in Bucharest increased by 5 pct in the first half of 2026 compared with the same period last year, reaching a level 25.2 pct above pre-pandemic figures, according to Cushman & Wakefield Echinox.

Signum Work Station, an office building on Domaniewska Street in Warsaw, has received the WELL Health-Safety Rating from the International WELL Building Institute (IWBI), recognising procedures covering health, hygiene and occupant safety.

Commercial real estate remains a significant source of credit risk for German banks, with the sector expected to maintain an elevated non-performing loan (NPL) ratio through 2027, according to the 2026 NPL Barometer from the Bundesvereinigung Kreditankauf und Servicing (BKS) and Frankfurt School of Finance & Management.

JLL and iO Partners say Central and Eastern Europe’s office market is tightening, with net take-up across six regional capitals reaching 565,000 sqm in the first half of 2026 and the vacancy rate falling to 9.2 pct. With new supply limited, rents for prime space are rising.

ATAL has launched sales of 72 apartments in the second phase of its ATAL Jasieny project in Gdansk. Located on Stężycka Street, the development comprises 22 low-rise terraced buildings and detached two-unit buildings. Prices start at PLN 10,500 per sqm, with construction scheduled for completion in mid-2028.

Pazim is modernising the courtyard of its complex in Szczecin. The works will include resurfacing, changes to the parking area, new planting, lighting and the creation of spaces for rest and informal meetings. The project is scheduled for completion in early 2027.
Data centres
Hillwood Polska has revised plans for its planned data centre campus in Reguły, in the Michałowice municipality. Following feedback from local residents, the developer says the buildings will be moved further away from homes, scaled down and separated from the nearest residential properties by a wider green buffer.

Uniqa is opening its EUR 3 bln real estate platform to third-party investors, marking a new push into external capital after five decades of managing property for its own group.

Skanska has started construction of the first phase of the Nowy Format office complex in central Krakow. An eight-storey building offering 21,400 sqm of leasable space will be developed on the site of a former press printing plant. The project is scheduled for completion in Q3 2028.

Flint Group Packaging Solutions has renewed its lease at the Łódź 1 office building at al. Piłsudskiego 22. The company will remain at its current headquarters, occupying 3,328 sqm. The decision followed a review of the office space available on the Łódź market.
