Poland Metro increases office rents
The proximity to a metro station increases rents by up to 39 pct according to the latest study by Colliers titled ‘Office Buildings Within Reach: The Impact of the Metro and Rail on the Warsaw Office Market’.

Romania Cluj-Napoca rules the regions
Among Romania's regional office markets, Cluj-Napoca saw the largest amount of space leased, accounting for 43 pct of the total office space leased outside the capital, according to data published in a report by Fortim Trusted Advisors, an official alliance member of BNP Paribas Real Estate.

Poland Dom Development stays on in Metropolitan
Residential developer Dom Development has extended its lease in the Metropolitan building on Plac Piłsudskiego in Warsaw and taken on additional space. The company’s lease will now comprise 4,000 sqm of office space.

Poland Il Tramonto 2.0 opens in West Gate
The Il Tramonto 2.0 restaurant has opened in the West Gate office building, part of the Globalworth portfolio. This is the brand's second Wrocław location. The 370 sqm restaurant is on the building's ground floor and has direct access to the street.

Poland Ford stays in Diuna
Ford Polska has extended its lease agreement until 2031 for nearly 1,200 sqm of office space in Warsaw's Diuna, part of the Syrena Real Estate portfolio. The company, as one of the first tenants of the complex, has been operating continuously at this location since February 2008.

Poland Mbank moves into Infinity
mBank has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building on ul. Legnicka in Wrocław. The bank's office will occupy nearly 1,300 sqm on the fourth floor of the building, owned by Avestus Real Estate and Alchemy Properties.

The Towarowa22 development has been issued permits for the renovation of the Dom Słowa Polskiego (Polish House of Words) building and green its immediate surroundings.

Poland Luxiona flies to GreenWings
Luxiona, a supplier of lighting solutions for commercial spaces, has signed a 430 sqm lease in the Greenwings Offices complex in Warsaw to house its Polish offices and a showroom.

Czech Republic Hila nears completion
The mixed-use Hila complex under development by Passerinvest Group, in Prague's Brumlovka district, is nearing completion. The 15-storey building will combine office, retail, and space, as well as a public transport terminal. Completion is scheduled for this year.

According to the "Warsaw Crane Survey 2026" report by Deloitte, last year four building permits were granted, three new applications were submitted, and one planning permission was issued.

Poland Cavatina takes the top floor
Resi Capital, Cavatina Holding, Cavare, and Cavatina Real Estate Services have leased 840 sqm on the top floor of the V Tower building in Warsaw. The company is to move into its new office in May 2026.

At the end of 2025, the stock of modern office space in Poznań came to 677,500 sqm, with 4,900 sqm having been delivered in two small projects. Despite the low volume, this was the second-highest among Poland's regional markets.

Poland High take up, low supply
Take-up for office space in the largest regional cities (Kraków, Wrocław, Tricity, Katowice, Łódź, Szczecin and Lublin) reached 770,000 sqm in 2025, while new supply dropped to a record-low 20,000 sqm according to the 'Regional Office Markets 2025 report' by Axi Immo. Total modern office stock now stands at 6.72 mln sqm, and the average vacancy rate declined to 16.9 pct for the first time in several years.

Poland Ringier Axel Springer stays on in Signum
Ringier Axel Springer Polska has extended its lease with Trigranit for office space in the Signum Work Station complex on ul. Domaniewska in Warsaw's Mokotów district for another four years. The company has operated continuously in the building since 2019, currently occupying nearly 12,000 sqm.

Poland No new supply and vacancies down
At the end of 2025, the Tricity's office stock came to more than 1.067 mln sqm. Despite a complete lack of new supply last year, demand remained stable at 113,800 sqm, resulting in a decline in the vacancy rate to 11.9 pct, according to figures from Savills.

Poland Two leases signed for Edison
GTC has signed two lease agreements for space in the Edison building – one of four properties that form the Korona Office complex in Kraków. Grupa Radiowa Agora will open an office in the building, while Alterga has extended its lease. Together, the two agreements cover nearly 1,700 sqm of office space.

A fitness club is to open in Kraków in the Stella office building owned by the Zasada Group over an area of 2,500 sqm.

The Punkt office building in Gdańsk, built by Torus, has been granted an occupancy permit, with finishing works now underway on the tenants' offices.
