POLAND Warsaw office market picks up in Q2
After a subdued start to the year, Warsaw’s office market gained significant momentum in Q2 2026, with tenant activity in H1 reaching 420,000 sqm, representing a 38 pct y-o-y increase – according to Axi Immo’s ‘Office Market in Warsaw H1 2026’ report.

POLAND VeloBank renews Citi Handlowy lease in Q22
VeloBank, which finalised the acquisition of Citi Handlowy’s retail banking operations in Poland in June, has renewed the company’s lease of 1,068 sqm of office space in the Q22 skyscraper in Warsaw.

POLAND Knight Frank chosen for Loft Park in Kraków
Knight Frank has been selected as the exclusive agent responsible for the commercialisation of the office space in buildings B and D of the Loft Park complex in Kraków. The development is located on ul. Hetmana Stanisława Żółkiewskiego, close to the Rondo Grzegórzeckie roundabout – one of the city’s key transportation hubs.

Poland Regional office market growing fast
According to the latest report from property consultancy Newmark Polska, Poland's major regional office markets saw a marked increase in occupier demand in the second quarter of 2026, while development activity remained subdued. Total modern office stock across the country's eight largest regional cities, excluding Warsaw, reached 6.76 mln sqm.

Poland White Owl expands in Warsaw's Life Building
Law firm White Owl has renewed its lease and expanded its office space at Life Building in Warsaw. The firm will now occupy more than 580 sqm on the building's eighth floor. JLL represented the owner, VIG Fund, for this transaction.

Investment group NASA Capital has completed its first real estate acquisition in Poland, purchasing the Jerozolimskie Business Park office complex in Warsaw for approximately EUR 30 mln. The acquisition was made through a FIZAN investment fund managed by IPOPEMA TFI.

Poland IT firms continue to drive demand across Poland’s regional office markets
IT companies remained the biggest force behind Poland’s regional office market in the second quarter of 2026, accounting for a quarter of all office space leased, according to the latest figures from CBRE.

Poland Warsaw office development still subdued
Warsaw’s office stock expanded by 45,210 sqm in H1 2026, driven by the completion of Studio A, Vena and the refurbishment of Przemysłowa 26-26a. While new office developments were completed in Q1, Q2 saw only the final phase of the refurbishment of Przemysłowa 26, according to the latest figures from Avison Young.

Poland Regional markets becoming polarised
In the first half of 2026, gross office take-up across Poland's regional office markets reached 307,300 sqm, according to figures from JLL. At the same time, developers have continued to keep new construction to a minimum, fuelling demand for the best-quality buildings while making it harder to lease older office stock.

The Polish Chamber of Commercial Real Estate (PINK) has published its latest figures for the second quarter of 2026, covering Poland's eight largest regional office markets. By the end of the first half of the year, the total stock of modern office space across the cities surveyed came to more than 6.76 mln sqm.

Poland Pruftechnik moves into B10 in Wrocław
Vastint Poland has signed a lease agreement with Pruftechnik, part of Fluke Corporation. The tenant has moved into the 2,370 sqm on the third floor of the B10 building next to the Wrocław-Mikołajów railway station.

Poland Forvis Mazars enters Lixa E
Forvis Mazars, a leading international audit, tax and advisory firm, has joined the tenants of Lixa E office building. The company’s Polish practice has leased nearly 2,500 sqm of modern office space in the building near Rondo Daszyńskiego, which will become its new Warsaw headquarters. Lixa E, part of Yareal Polska’s flagship office campus, is now almost fully leased.
