Poland Office take-up hits a record high

According to “Office Occupier – Office Market in Regions”, a report published by Newmark Polska, total office take-up in 2023 in the largest Polish regional cities surpassed 741,300 sqm - an increase of almost 19 pct year-on-year and 7 pct from the pre-pandemic 2019 peak. Issues related to ESG, functionality improvements, efficient office space management and optimisation of lease costs have filtered through into the vocabulary and strategies of tenants and developers alike.

Another company has decided to move its office to Vibe, Ghelamco’s latest project under development in the business center of Warsaw. Rödl & Partner has leased nearly 2,500 sqm of modern office space there. Newmark Polska advised the tenant in the transaction.

The office building in Poleczki Park, designed by the Ambient studio, has been granted a building permit. It will be the first facility of its kind in Warsaw to be constructed using wooden technology. The investor is UBM Development Polska.

Only 60,900 sqm of office space was completed in the Polish capital in 2023. It's the lowest total in the history of the Warsaw office market. Savills also notes that development activity picked up in the H2 of last year, in response to a prolonged period of undersupply.
