Poland VR comes to Norblin
Art Box Metaverse is to open in the second half of September on the second floor of the Plater building within the Norblin Factory complex in Warsaw, where guests will be able to experience 3D virtual reality within a 330 sqm space.

Czech Republic Vacancies in Prague fall
Although the second quarter saw only two completed projects and the vacancy rate for Prague offices continues to fall, construction activity has intensified, according to a new survey by Colliers. A total of four projects were launched, and the total volume of properties under construction reached 212,600 sqm. The total volume of the Prague office space market reached 3.94 mln sqm. However, by 2029, it could grow by up to 600,000 sqm of new space.

Poland Nefryt and Topaz sold
The Nefryt and Topaz buildings on ul. Domaniewska in Warsaw have been sold to Resolution Capital Management and a UK private equity fund. The British fund was supported by Cushman & Wakefield, which also manages the complex, while Colliers advised the seller.

Czech Republic Prague office prices differentiated by location
While rents for premium offices in the city centre can reach EUR 30 or more per square meter per month, rents on the outskirts of the city remain well below EUR 15. The office real estate market in Prague thus continues to show a trend of differentiation based on location and building quality, with proximity to the metro remaining a key factor influencing both prices and demand, according to Colliers in its latest report.

Poland Katowice swaps mine for technology hub
The Shaft Katowice – Silesian Hub for Advanced Future Technologies complex is to be built on the site of the Wieczorek coal mine in Katowice. Strabag has signed a PLN 577.2 mln contract with Katowickie Inwestycje to construct the first stage, with the work scheduled for completion within 32 months.

Poland Office market in Warsaw remains stable
In the first half of 2025, 85,000 sqm was added to the Warsaw office market, of which 93 pct was delivered to the central zones mainly due to prestigious projects such as The Bridge (51,800 sqm) and Office House (27,800 sqm), according to the latest report from Axi Immo, titled 'The office market in Warsaw in H1 2025'. At the same time, the vacancy rate remains stable (10.8 pct), with 140,000 sqm under construction at the end of June 2025.

Poland Supply remains limited across the regions
At the end of H1 modern office stock across Poland's regional cities came to 6.75 mln sqm, according to data from Avison Young. New supply came to 2,400 sqm with 200,000 sqm under construction, while demand stood at 387,000 sqm. Quarter on quarter the vacancy rate remained stable at 17.5 pct.

Poland MS Galleon enters Diuna
The MS Galleon Capital Group has leased 3,000 sqm of office space in Warsaw's Diuna complex with an additional 700 sqm to be used as a showroom for the Cersanit bathroom ceramics brand and the Barlinek wooden flooring brand.

Romania Bucharest office market down 31 pct on H1 2024
Crosspoint Real Estate, the international associate of Savills in Romania, brokered office lease transactions totalling over 6,000 sqm in the first half of 2025. These contracts have brought the total value of the office leasing portfolio brokered by Crosspoint to over EUR 45 mln.
