Volkswagen Financial Services has joined the tenants of the Skyliner complex at Rondo Daszyńskiego in Warsaw with a lease of nearly 6,000 sqm.

Poland Glamox grows bigger in Poland
Lighting company Glamox will open a new office in Krakow's Tertium Business Park complex and expand its laboratory facilities in Dobczyce. These activities are intended to support the company's growth in Poland and enhance the group's research and development capabilities in Europe. The deal was brokered by Axi Immo.

The Kraków office market maintained stable fundamentals in Q1 2026, despite a significant decline in tenant activity following a record year in 2025. Stable vacancy rates, limited new supply, and a growing share of new agreements and expansions confirm the resilience of Poland's largest regional office market.

In Q1 2026, the Warsaw office market is becoming increasingly polarised. Differences between central and non-central zones are evident both in terms of the quality of supply and availability of office space, as well as developer activity. In practice, this means the market has split in two with both parts governed by different supply and demand, claims Axi Immo in its latest ‘Office Market in Warsaw in Q1 2026’ report.

Romania Slow start to year for Bucharest office market
Leasing transactions for modern office space in Bucharest increased by 14 pct in the first quarter of 2026 compared to the same period last year, while new demand rose by 24 pct. Even so, the market remains below pre-pandemic levels, according to Colliers data. Total new demand reached approximately 24,000 sqm in the first three months of the year, broadly in line with the post-pandemic average, but around 30 pct below the quarterly average recorded between 2017 and 2019.

In Q1 2026, Poland's regional office markets recorded the weakest demand since 2021. The Savills report, 'Office Market in Regional Cities, Q1 2026' also shows that tenant activity fell by almost a third year-on-year.

Poland Atlas Ward joins Ghelamco on Nowa Marina Gdynia
Ghelamco Poland Holding, the Atlas Ward Group, the Polish Yachting Association, and Nowa Marina Gdynia (a special purpose vehicle of the Polish Yachting Association) have agreed on the terms for work on the Nova Marina Gdynia project. Under the agreement, a company from the Atlas Ward Group will hold a 60 pct stake in the project company and act as the strategic investor.

Poland Tenants now more cautious
At the end of March 2026, the total stock of modern office space in Poland's eight major regional markets reached 6.76 mln sqm. The largest markets remain Kraków (1.85 mln sqm), Wrocław (1.36 mln sqm), and the Tricity (1.07 mln sqm), according to Axi Immo data.

Poland Uni-logistics moves into President's Quay
Uni-logistics has leased the entire 8th floor of President's Quay in Gdynia. Uni-logistics will occupy 1,115 sqm in the first phase of the Waterfront mixed-use development, owned and managed by Vastint. Colliers advised the tenant on the transaction.

Canteen 5 Senses is to open in the Konstruktorska Business Center office building in Warsaw, which is part of the Golden Star Estate portfolio. Additionally, Contract Meble Biurowe, which operates a showroom in the building, has extended its 350 sqm lease.
