Tenants leased almost 70,600 sqm of office space in the Tricity in the first half of 2026, an increase of more than 32 pct year on year. At the same time, the vacancy rate fell to 10.4 pct, one of the lowest levels among Poland’s main regional office markets.

Philips Polska, which has been a tenant at Łódź’s Symetris Business Park for several years, has expanded its office in the complex to almost 9,700 sqm.

Around 73,000 sqm of office space was leased in Kraków in the first half of 2026, 52 pct less than in the same period last year. Leasing activity nevertheless picked up sharply in the second quarter, with take-up three times higher than in the first three months of the year.

Hyundai Motor Poland has renewed its lease at Wołoska 24 in Warsaw and expanded its office space by around 30 pct. The company will now occupy nearly 1,700 sqm, up from around 1,300 sqm.

Tenant activity slowed in Wrocław in the first half of 2026. Two office projects were completed in the first quarter, leaving no buildings under construction. The vacancy rate also edged down. However, with around 295,000 sqm of space available for immediate occupation, it will take time for the market to rebalance, according to Newmark Polska’s 'Office Occupier – Wrocław Office Market' report.

Drutex has begun the second phase of an expansion of its headquarters in Bytów, northern Poland. The PLN 30 mln project will refurbish its existing office building and connect it to the rest of the complex, which was completed last year. Allcon has been appointed as the general contractor.

WSP Polska, a global engineering and consulting firm, has signed a lease with Karimpol Polska for 1,100 sqm of office space on the 12th floor of Skyliner II. The office will house WSP’s engineers and consultants specialising in building services, infrastructure, environmental services and sustainability.

Warsaw and Poland’s regional office markets are increasingly moving in different directions. In the capital, strong demand and limited availability of prime space are leaving tenants with fewer options, while greater availability in the regional cities gives companies more freedom to relocate.

Office take-up across Poland’s regional markets totalled 310,000 sqm in the first half of 2026, down 21 pct year on year. FutureMeds, a company specialising in clinical trials for new drugs and therapies, is expanding its presence at the Infinity office building in Wrocław. Under a long-term lease agreement, the company has taken an additional 592 sqm on the building’s fourth floor. Following the expansion, FutureMeds’ headquarters and clinic will occupy more than 1,700 sqm at Infinity.

Machine vision technology company Basler has leased 330 sqm of office space at Lubicz Park in Kraków, from Globalworth. The tenant was represented by Knight Frank.

Construction work om Moderna Holding’s Spot development in Sopot has now reached ground level, marking the completion of the main underground works. The project is also bringing changes to the surrounding area, with the road layout on Aleja Niepodległości already having been altered and further improvements planned around the site.

Penta Real Estate has acquired a 50 pct stake in HoldCo Bubny, a company with land holdings int the Bubny–Zátory development area in Prague, which is to be redeveloped into a vibrant new mixed-use district in Prague. A total of 27 residential blocks with 10,000 new homes are planned in a projected investment of around EUR 3.7 bln.

The era of comfortable office leasing conditions in Warsaw has come to an end, according to Walter Herz. Record-high demand, combined with the lowest level of developer activity in more than a decade, has led to a sharp decline in the availability of modern office space, particularly in the city's central business districts. As a result, landlords have gained significant leverage in lease negotiations, prompting a fundamental shift in the leasing strategies of the market's largest occupiers.

The Tatra banka Group is to move its Slovakian headquarters to Pribinova 1, an office project being developed by JTRE in Bratislava. This eight-storey office building will comprise more than 20,000 sqm gla with an additional 2,000 sqm of retail space.

Bucharest’s office market is gaining momentum, with occupier demand picking up as companies sign new leases and expand, while the supply of new space remains limited. Net take-up accounted for 73 pct of total leasing activity in H1 2026, up from 53 pct a year earlier, pointing to a shift in corporate strategies as businesses resume their growth and expansion plans.

Vaillant Saunier Duval, a leading provider of heating, ventilation and air-conditioning, is relocating its Warsaw headquarters to the Novu building at Al. Jerozolimskie 195A, where it has leased 1,111.52 sqm for its new office and training centre.
