Poland High take up, low supply
Take-up for office space in the largest regional cities (Kraków, Wrocław, Tricity, Katowice, Łódź, Szczecin and Lublin) reached 770,000 sqm in 2025, while new supply dropped to a record-low 20,000 sqm according to the 'Regional Office Markets 2025 report' by Axi Immo. Total modern office stock now stands at 6.72 mln sqm, and the average vacancy rate declined to 16.9 pct for the first time in several years.

Poland Ringier Axel Springer stays on in Signum
Ringier Axel Springer Polska has extended its lease with Trigranit for office space in the Signum Work Station complex on ul. Domaniewska in Warsaw's Mokotów district for another four years. The company has operated continuously in the building since 2019, currently occupying nearly 12,000 sqm.

Poland No new supply and vacancies down
At the end of 2025, the Tricity's office stock came to more than 1.067 mln sqm. Despite a complete lack of new supply last year, demand remained stable at 113,800 sqm, resulting in a decline in the vacancy rate to 11.9 pct, according to figures from Savills.

Poland Two leases signed for Edison
GTC has signed two lease agreements for space in the Edison building – one of four properties that form the Korona Office complex in Kraków. Grupa Radiowa Agora will open an office in the building, while Alterga has extended its lease. Together, the two agreements cover nearly 1,700 sqm of office space.

Poland Fitness club comes to Stella
A fitness club is to open in Kraków in the Stella office building owned by the Zasada Group over an area of 2,500 sqm.

The Punkt office building in Gdańsk, built by Torus, has been granted an occupancy permit, with finishing works now underway on the tenants' offices.

Poland Electric enters Elektrownia
The Electric Studio has opened in the Elektrownia Powiśle complex. The recording studio, owned by Sony Music Entertainment Poland, combines professional production space with a venue for industry and creative events.

The Lux Med Group will lease nearly 4,000 sqm in Warsaw's V Tower office building for a modern medical centre.

The Lux Med Group has opened the Harmonia Mental Health Clinic in the Olivia Prime office building, part of the Olivia Centre complex in Gdańsk. This is the first Harmonia location in the Tricity area.

Warsaw’s office market ended 2025 in a stable condition, according to BNP Paribas Real Estate Poland’s ‘Review – Warsaw Office Market, Q4 2025’ report. Contract extensions, high transaction dynamics and the concentration of new supply in central locations were key factors for the market.

IT provider Schibsted & Vend Polska has extended its lease for 2,500 sqm of office space at the High5ive complex in Kraków. Advisory support during the renegotiations was provided to the tenant by Walter Herz.

Hungary GTC signs up UNIQA
GTC, a leading investor and manager of commercial real estate in Central and Eastern Europe, has leased more than 6,000 sqm of office space to insurance provider UNIQA. The company is to move into the Centerpoint 3 building in Budapest’s business district in Q4 2026.
