Poland Atlas Ward joins Ghelamco on Nowa Marina Gdynia
Ghelamco Poland Holding, the Atlas Ward Group, the Polish Yachting Association, and Nowa Marina Gdynia (a special purpose vehicle of the Polish Yachting Association) have agreed on the terms for work on the Nova Marina Gdynia project. Under the agreement, a company from the Atlas Ward Group will hold a 60 pct stake in the project company and act as the strategic investor.

Poland Tenants now more cautious
At the end of March 2026, the total stock of modern office space in Poland's eight major regional markets reached 6.76 mln sqm. The largest markets remain Kraków (1.85 mln sqm), Wrocław (1.36 mln sqm), and the Tricity (1.07 mln sqm), according to Axi Immo data.

Poland OPG takes on Lixa D
Consultancy OPG Property Professionals has been appointed to manage the Lixa D office building in Warsaw. The contract term is for three years.

Flex office provider SwitchUp is to take up 2,040 sqm on the third and fifth floors of AFI House at ul. Wronia 10 in Warsaw, part of the Towarowa22 superquarter under development by AFI, Echo Investment and Archicom.

Poland Uni-logistics moves into President's Quay
Uni-logistics has leased the entire 8th floor of President's Quay in Gdynia. Uni-logistics will occupy 1,115 sqm in the first phase of the Waterfront mixed-use development, owned and managed by Vastint. Colliers advised the tenant on the transaction.

Poland Daftcode enters Centrum Marszałkowska
Daftcode, a tech venture capital company, has leased nearly 800 sqm of office space at Centrum Marszałkowska in Warsaw. The tenant was represented by Newmark Polska.

Poland Canteen opens in Konstruktorska
Canteen 5 Senses is to open in the Konstruktorska Business Center office building in Warsaw, which is part of the Golden Star Estate portfolio. Additionally, Contract Meble Biurowe, which operates a showroom in the building, has extended its 350 sqm lease.

IAG GBS Poland, the shared services centre of the International Airlines Group, has extended its 2,2000 sqm office lease in the O3 Business Campus complex in Kraków.

Poland Tenant activity slows
According to the latest ‘Office Market in Warsaw. Q1 2026’ report by Axi Immo, the Warsaw office market recorded a decline in occupier activity in the first quarter of 2026, while the availability of office space in central locations remained limited, putting upward pressure on rents.

Poland Blue Primary School opens in Wiśniowy Business Park
The Blue Primary School, which educates children and young people on the autism spectrum, is to open in another Warsaw location. The new school will be located in the Wiśniowy Business Park office building, managed by Indotek Polska.

Developers AFI and Echo Investment have been issued a building permit for an apartment building and an office building within the Towarowa22 development. The two new buildings in the southwestern section of the site will be completed by the end of 2027.

Italian food importer Inalca Food & Beverages / Mille Sapori has leased 700 sqm of modern office space at Eurocentrum Alfa in Warsaw’s Ochota district. The tenant was represented by real estate advisory Newmark Polska.

Slovakia No new office buildings so far
The total office stock in Bratislava comes to 1.75 mln sqm. Of this, 22 pct comprises A+ standard offices, 38 pct A standard, and the remaining 40 pct B standard space, according to figures from the Bratislava Research Forum.

Poland Demand for regional office space declines
According to the ‘Office Occupier – Office Market in Regions’ report published by Newmark Polska, the first quarter of 2026 saw relatively low occupier demand in Poland’s regional city office markets, with new leases prevailing. Although new supply more than doubled the full-year 2025 total, office completions this year are expected to fall to the second-lowest level in 20 years.
