Poland Supply remains limited across the regions
At the end of H1 modern office stock across Poland's regional cities came to 6.75 mln sqm, according to data from Avison Young. New supply came to 2,400 sqm with 200,000 sqm under construction, while demand stood at 387,000 sqm. Quarter on quarter the vacancy rate remained stable at 17.5 pct.

Poland MS Galleon enters Diuna
The MS Galleon Capital Group has leased 3,000 sqm of office space in Warsaw's Diuna complex with an additional 700 sqm to be used as a showroom for the Cersanit bathroom ceramics brand and the Barlinek wooden flooring brand.

Romania Bucharest office market down 31 pct on H1 2024
Crosspoint Real Estate, the international associate of Savills in Romania, brokered office lease transactions totalling over 6,000 sqm in the first half of 2025. These contracts have brought the total value of the office leasing portfolio brokered by Crosspoint to over EUR 45 mln.

Romania Construction of U•Center 3 begins
Forte Partners has begun construction work on the office component of U Center 3, following the receipt of the building permit at the end of June 2025. Located on Calea Șerban Vodă in Bucharest, the final residential stage is to begin in 2026.

Poland First new tenant for V Office building
The refurbishment of the V Tower office building in Warsaw is nearing completion, with the first tenant to move into the building in the autumn – the State Treasury Property Board, which has leased almost 2,000 sqm of office space.

Poland Warsaw offices squeezed by fewer deliveries
According to figures from Cushman & Wakefield as of the end of June 2025, Warsaw’s office development pipeline remains at a historic low. Despite low take-up volumes, leasing activity was strong in terms of deal count. Shrinking office availability in central locations continues to drive prime rental growth.

Poland Landlord’s market begins for Warsaw offices
Development activity in the Warsaw office market remains moderate but stable, with almost 90 pct of new space being built in central locations, according to Avison Young. Many properties are also being converted to new uses, most often for residential purposes.

Poland Vacancy stable in the regions
At the end of Q2 2025, the total stock of modern office space in Poland's eight largest regional office markets came to around 6.75 mln sqm, according to the latest data from the Polish Chamber of Commercial Real Estate (PINK). The largest markets are Kraków (1.83 mln sqm), Wrocław (1.36 mln sqm) and the TriCity ( 1.07 mln sqm).

Two tenants have leased space in the North Gate building in Warsaw. H+H Polska has leased the entire eleventh floor with an area of 840 sqm, while a well-known currency exchange has taken a unit of 30 sqm on the ground floor.

Croda Poland, a company that supplies specialist chemicals for the production of medicines, cosmetics and household chemicals will lease over 510 sqm in the Unity Square One building.

Slovenia Vilharia 75 pct commercialised
The tenants of the Vilharia office building in Ljubljana have been joined by the Delavska Hranilnica bank while accounting and consulting company LeitnerLeitner has also leased space in the development. The project is now 75 pct commercialised.

These are among the key findings of the “What Occupiers Want 2025” report, based on a global survey conducted by the Cushman & Wakefield real estate consultancy company.
