The outlet of the Italian brand will have an area of 153 sqm and will be opened in August. Jones Lang LaSalle acted as the agent for this transaction. The Naples-run firm currently operates more than 600 shops in France, Romania, Bulgaria, Ukraine, Turkey, Switzerland, Saudi Arabia and Slovakia, among other countries. Blue City is owned by a subsidiary of Dutch fund Singspiel Investeringen.

Euro Styl, part of Dom Development Group, has put 78 apartments on the market as part of the latest stage of the Konstelacja development on ul. Paderewskiego in Pogórze, near Gdynia. Two three-storey buildings are to be built with apartments ranging from 33 to 76 sqm. Handover is scheduled for Q2 2028.

Around 73,000 sqm of office space was leased in Kraków in the first half of 2026, 52 pct less than in the same period last year. Leasing activity nevertheless picked up sharply in the second quarter, with take-up three times higher than in the first three months of the year.

Rohe has completed the first stage of the Kozielska Park development in Katowice and has started handing over apartments to their new owners. The first building comprises 68 apartments ranging from 26 to 62 sqm, as well as four retail units. The developer is already preparing the next stage, with construction scheduled to start in Q3 2026.

7R has started construction of a 9,700 sqm build-to-suit centre in Bydgoszcz. The new building at 7R Park Bydgoszcz I will house a parcel sorting centre for an undisclosed tenant specialising in logistics solutions for the e-commerce sector. The centre is due to be completed in Q1 2027.

Poland Warsaw developers increase supply as sales stall

Warsaw developers significantly increased the number of new apartments for sale in the second quarter of 2026, but sales fell. They brought 4,753 homes to market, up 66.8 pct from the previous quarter, while 3,840 apartments were sold, a 9.4 pct decline. The increase in supply pushed the number of apartments available for sale to 16,345 at the end of June, up 7.1 pct from three months earlier. Even so, quarterly sales remained 4.6 pct above the five-year average of 3,670 homes, according to data from CBRE and Tabelaofert.pl.

Companies looking for more than 15,000 sqm are increasingly competing for the same buildings. Poland’s warehouse market picked up noticeably in the first half of 2026 after a year dominated by lease renegotiations. New leases and expansions made up 60 pct of tenant activity, while cautious development kept new supply in check. The vacancy rate fell from 7.1 pct at the end of March to 6.3 pct at the end of June, according to JLL.

Tenant activity slowed in Wrocław in the first half of 2026. Two office projects were completed in the first quarter, leaving no buildings under construction. The vacancy rate also edged down. However, with around 295,000 sqm of space available for immediate occupation, it will take time for the market to rebalance, according to Newmark Polska’s 'Office Occupier – Wrocław Office Market' report.

Romania’s Retail Market Grows

Romania’s consumer spending continued to support the expansion of the retail sector in 2025 despite persistent inflationary pressures. The 125 major retailers analysed generated more than EUR 42 bln in sales during the year, representing a 5.6 pct increase compared with 2024 and a 77 pct increase compared with 2019, according to the 'Romania Retail Snapshot 2026', published by real estate consultancy Cushman & Wakefield Echinox. The study is based on the financial results of companies operating across 13 retail segments.

In the first half of 2026, Poland’s modern retail stock grew by more than 200,000 sqm, bringing the total to over 14 million sqm at the end of June. According to real estate advisory firm Colliers, the number of operating retail schemes rose to 738, while retail density reached 374 sqm per 1,000 residents.
