With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. The FORM is among the office assets benefiting from this shift: since opening in early 2025, it has become fully leased, attracted a diversified mix of public- and private-sector occupiers, and demonstrated substantial day-to-day use. Its performance to date, combined with the continued evolution of the surrounding district, reinforces its position as a trophy office asset.

The vacancy rate in Poland’s warehouse market fell to 6.6 pct at the end of June, its lowest level in three years. At the same time, gross take-up rose 21 pct year-on-year in the first half of 2026, reaching 3.51 mln sqm, according to CBRE data.

Automation is becoming an increasingly important factor in warehouse selection and lease negotiations in Poland. At the same time, tightening availability could prompt more tenants to consider build-to-suit projects, according to Knight Frank. The vacancy rate fell to 6.6 pct at the end of the second quarter of 2026, its lowest level in three years.

Poland’s modern industrial and logistics stock surpassed 38 mln sqm at the end of June, according to a report by BNP Paribas Real Estate Poland. Around 0.6 mln sqm was delivered in the second quarter, 11.4 pct less than in the previous quarter. Over the past four quarters, new supply totalled around 1.8 mln sqm, down 16.2 pct year-on-year.

Household appliance manufacturer Mozano has leased nearly 4,600 sqm at MLP Business Park Łódź. The company will occupy around 4,500 sqm of warehouse space and nearly 100 sqm of office and staff space.

Refield is developing Pasaż Łańcucki, an 11,200 sqm retail park in Łańcut, southeastern Poland. The project is being developed on a 3.5 ha site located on Przemysłowa Street, adjacent to Provincial Road No. 877. The development is being delivered on behalf of local investor Bispol Invest, with the opening scheduled for September 2027.

Romanian developer Nusco has signed a EUR 21.4 mln financing agreement with Exim Banca Românească.

Bob W has signed a long-term deal to operate a new aparthotel at Krulli Kvartal, part of the 10.2 ha regeneration of the historic Krulli industrial quarter in Tallinn. The property is scheduled to open in the first quarter of 2028.

Segro has extended its lease with Jiffy Packaging at Segro Logistics Park Gliwice. Under the agreement, Segro will modernise the 21,600 sqm production and warehouse facility that Jiffy Packaging has occupied since 2007.
Residential
RealCo has sold all 133 apartments at its Apartamenty przy Parku Szczytnickim project in Wrocław. The apartments are spread across 10 buildings. The developer currently has two other projects on sale in the city: Nowa Pabianicka and Elewator. Mieszkania i Lofty.

Poland’s commercial real estate market attracted EUR 3.06 bln in investment in the first half of 2026, up 72 pct from a year earlier. According to Colliers’ 'Market Insights H1 2026' report, Poland was once again the largest investment market in Central and Eastern Europe, accounting for more than half of the region’s total investment volume.

Port Polska and the City of Kielce have signed a letter of intent covering plans for a cargo terminal in Obice, near Kielce. The centre would handle both rail and road freight. The project will also be assessed for possible civilian and defence uses.

EPP has already met the emissions reduction targets it set for 2030 under the Science Based Targets initiative (SBTi), which helps companies set emissions reduction targets in line with climate science. In 2025, the company cut emissions from its own operations and purchased energy by more than 50 pct, while emissions elsewhere in its value chain fell by 32 pct. The targets were to reduce emissions by 50 pct and 30 pct, respectively, compared with 2019 levels.

Develia has launched apartment sales for its Sosnowa Vita project in Józefów, near Warsaw. The development will comprise 162 apartments ranging from 33 sqm to 108 sqm, as well as six commercial units. Prices start at PLN 13,850 per sqm.

Port Polska and the expansion of high-speed rail could reshape Łódź’s office market over the longer term, bringing the city closer to Warsaw economically as well as geographically, according to JLL. The consultancy sees the potential for a Warsaw–Łódź duopolis to emerge, although it stresses that the two cities do not currently operate as a single economic area.

The Polish fashion brand Medicine has opened an expanded and refurbished store at Galeria Pomorska in Bydgoszcz. The 590 sqm store has been redesigned in line with Medicine’s current concept and features an expanded range of collections.

Construction of Panattoni Park Warsaw North III in Nadma near Warsaw has been completed. Harden Construction, the general contractor, has completed Hall A, which has almost 15,800 sqm of space. An occupancy permit has already been granted. The complex occupies a site of more than 121,000 sqm.

Matexi Polska has sold more than 75 pct of the apartments in the second stage of its Sady Żoliborz development in Warsaw. Around a dozen units remain available, mainly two-bedroom apartments, along with some three- and five-bedroom units.

The project will comprise 69 apartments ranging from 40 sqm to 280 sqm. Dutch architectural studio MVSA is designing the project together with APMD, which is based in Warsaw.

The Polish new-build housing market continued to recover over the summer. According to the latest Housing Price Barometer from Tabelaofert, around 4,200 new homes were sold across the country’s seven largest markets in August, almost 50 pct more than a year earlier.
Alides Polska will start work in September on the redevelopment of the Perun technical gas plant in Warsaw’s Praga-Południe district. The project will combine 242 new apartments with the restoration of the site’s historic industrial halls.
Varitex has launched apartment sales for the third stage of Osiedle Zastawna OdNova in southern Łódź. The stage will comprise 16 terraced buildings with single-family and two-unit homes, most with private gardens.
Yareal has sold the final apartment in its SOHO by Yareal project in Warsaw’s Kamionek district, completing seven years of residential development on the former industrial site.
Corallis Apartments, the residential project developed by Kész Group on the shores of Lake Grivița, has entered the final stage of construction. Exterior works and interior finishes are now underway, bringing the 221-home development in Bucharest’s Sector 1 closer to completion.
Archicom, a developer within the Echo Group, has secured an occupancy permit for the second stage of its Flow residential project in Łódź’s New Centre. More than 80% of the apartments in this stage have already been sold, with mainly one- and two-bedroom units still available.
Developers are becoming more confident about the residential market after a strong July, according to the latest Developer Sentiment Index from housing portal Tabelaofert. The Sales Momentum Change Index rose to 0.53 in August, its highest level this year, while 57.5 pct of developers surveyed now expect sales to increase over the coming months.
The private student accommodation sector in Poland had around 16,500 beds at the end of 2025, with a further 7,700 in planning or under construction, according to JLL. Despite growing supply, the market remains significantly undersupplied.
Euro Styl, part of Dom Development Group, has put 78 apartments on the market as part of the latest stage of the Konstelacja development on ul. Paderewskiego in Pogórze, near Gdynia. Two three-storey buildings are to be built with apartments ranging from 33 to 76 sqm. Handover is scheduled for Q2 2028.
Rohe has completed the first stage of the Kozielska Park development in Katowice and has started handing over apartments to their new owners. The first building comprises 68 apartments ranging from 26 to 62 sqm, as well as four retail units. The developer is already preparing the next stage, with construction scheduled to start in Q3 2026.
Warsaw developers significantly increased the number of new apartments for sale in the second quarter of 2026, but sales fell. They brought 4,753 homes to market, up 66.8 pct from the previous quarter, while 3,840 apartments were sold, a 9.4 pct decline. The increase in supply pushed the number of apartments available for sale to 16,345 at the end of June, up 7.1 pct from three months earlier. Even so, quarterly sales remained 4.6 pct above the five-year average of 3,670 homes, according to data from CBRE and Tabelaofert.pl.
Flora Development has received an occupancy permit for Esy Floresy, its residential project at ul. Cybernetyki 7 in Warsaw’s Mokotów district. The development comprises 213 apartments across two buildings, with apartment handovers beginning in August. The developer is also preparing its next residential project and seeking further development opportunities in Warsaw.
SGI has completed the penultimate building at its Łopuszańska 47 residential development in Warsaw’s Włochy district. Handover of the 87 apartments has now begun. Launched in 2022, the development will eventually comprise four buildings with more than 400 apartments.
Resi4Rent has completed a 620-unit PRS development at ul. Bardzka in south-eastern Wrocław. The development is located between the Huby and Tarnogaj districts.
Atal has added 31 apartments to the Kraków residential market as part of its Zakole Wisły II project. The development is located near ul. Nowohucka. Prices range from PLN 14,100 to PLN 16,900 per sqm before interior finishing.
Matexi Polska is entering the final stage of its Splot Wola residential development at ul. Sowińskiego 28 in Warsaw, with more than 75 pct of the apartments already sold. Construction is also nearing completion, with work scheduled to finish in Q3 2026. The occupancy permit is expected to follow, with apartment handovers planned for Q4.
