With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. The vacancy rate in Poland’s warehouse market fell to 6.6 pct at the end of June, its lowest level in three years. At the same time, gross take-up rose 21 pct year-on-year in the first half of 2026, reaching 3.51 mln sqm, according to CBRE data.
Automation is becoming an increasingly important factor in warehouse selection and lease negotiations in Poland. At the same time, tightening availability could prompt more tenants to consider build-to-suit projects, according to Knight Frank. The vacancy rate fell to 6.6 pct at the end of the second quarter of 2026, its lowest level in three years.
Poland’s modern industrial and logistics stock surpassed 38 mln sqm at the end of June, according to a report by BNP Paribas Real Estate Poland. Around 0.6 mln sqm was delivered in the second quarter, 11.4 pct less than in the previous quarter. Over the past four quarters, new supply totalled around 1.8 mln sqm, down 16.2 pct year-on-year.
Household appliance manufacturer Mozano has leased nearly 4,600 sqm at MLP Business Park Łódź. The company will occupy around 4,500 sqm of warehouse space and nearly 100 sqm of office and staff space.
Segro has extended its lease with Jiffy Packaging at Segro Logistics Park Gliwice. Under the agreement, Segro will modernise the 21,600 sqm production and warehouse facility that Jiffy Packaging has occupied since 2007.
Construction of Panattoni Park Warsaw North III in Nadma near Warsaw has been completed. Harden Construction, the general contractor, has completed Hall A, which has almost 15,800 sqm of space. An occupancy permit has already been granted. The complex occupies a site of more than 121,000 sqm.
CTP has signed more than 104,000 sqm of new leases at CTPark Iłowa in western Poland, including a major deal with a Chinese fast-fashion e-commerce platform, as Asian-linked businesses expand their European supply chains.
Panattoni has started construction of City Logistics Łódź V. The new logistics park on Lodowa Street will ultimately offer more than 42,700 sqm of space. One of the project’s tenants will be Zadbano, which has leased approximately 8,400 sqm.
Hillwood Polska has signed lease agreements with one of the world’s largest e-commerce platforms for more than 65,000 sqm of warehouse space at Hillwood Syców and Hillwood Poznań – Czempiń. The deals bring both logistics parks to full occupancy.
Harden Construction is building Panattoni Park Toruń II, a 16,500 sqm cross-dock facility in Lubicz Dolny near Toruń. InPost will be the main tenant.
Hellmann Worldwide Logistics Polska has leased 5,350 sqm of warehouse and office space at MLP Poznań. The company plans to start operations at the new facility in the first quarter of 2027.
PepsiCo has opened a fully automated warehouse at its production plant in Grodzisk Mazowiecki after a USD 10 mln investment. The new facility adds storage capacity, streamlines product handling and will allow more direct deliveries.
