With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. Panattoni has started construction of a manufacturing facility for Atlas Copco Group in Okmiany, Lower Silesia. The BTS plant will provide around 5,600 sqm of space.

Compensa, part of Vienna Insurance Group, has leased around 500 sqm at the DL Craft complex in Katowice. The lease agreement with DL Invest Group was signed on 31 August 2026.

Polish investors are increasingly putting capital into the domestic commercial property market, with logistics and warehouse facilities, smaller office buildings and hotels attracting particular interest, according to Baker McKenzie experts.

Marino shopping centre in Wrocław has completed a major modernisation. The 20,000 sqm centre, which has been operating since 1993, remained open to customers throughout the works. The redevelopment was designed by RB Group.

It is also becoming a logistics base from which businesses can serve customers in several European countries. Fulfilio’s 'Poland as an E-Commerce Base' report identifies 10 markets where companies are looking at Poland as a place to hold inventory and expand further across Europe.

Ghelamco has finalised the sale of The Bridge, its Warsaw office complex, to Swedish investment company Eastnine for EUR 285 mln. The transaction ranks among the largest completed on Poland’s commercial real estate market in recent years. Colliers and JLL advised Ghelamco on the sale.

Segro has completed building L at Segro Park Warsaw, Ożarów 2. The 15,600 sqm warehouse and production building is fully leased. Construction is also under way on another building, which will add 21,600 sqm of warehouse and production space.

NASA Capital has signed a long-term lease with Mieszko, a Polish confectionery manufacturer. The company will take around 700 sqm at Jerozolimskie Business Park in Warsaw, taking occupancy at the complex to 95%.

Harden Construction has started work on City Logistics Łódź V, an urban logistics and production facility for Panattoni in Łódź. The project will provide space for tenants including PGC and Zadbano.

Monting Development has secured the final building permit for CU-Cynamonowa Ursynów, a residential project in Warsaw’s Ursynów district. Construction is due to start in early October.

Aliaxis Poland has chosen has moved into Sky Tower in Wrocław having previously operated fromserviced office space.
Dutch IT consultancy Itility has opened its first Romanian office in Palas Campus in Iași, taking space at the office project developed by IULIUS. The company plans to grow its local team to 100 employees.
Price is no longer the only issue in Warsaw office negotiations. Finding the right space is becoming a challenge in its own right, with vacancy in the city centre falling to 4.8 pct and to 3.6 pct around Rondo Daszyńskiego. With demand holding up and little new space coming onto the market, the best offices are being taken up quickly.
BNP Paribas’ lease has renewed its lease for space in the Avatar office building in Kraków and signed a further lease for additional space. The group has secured a combined 9,534 sqm across five of the building's six floors.
The façade is now fully closed at Skanska’s H₂Offices Phase 2 in Budapest, while roof waterproofing is also complete. The building is now weather-tight, allowing interior works and the installation of mechanical and electrical systems to move forward.
Łódź City Council has leased 23,000 sqm at University Business Park on ul. Wólczańska. The move, planned for late 2027 or early 2028, will bring together 34 city offices and departments, with around 1,500 employees based at the new headquarters.
Unimot has renewed its lease for around 800 sqm in DL Jagiellońska 1, a building owned by DL Invest Group in Częstochowa.
Lease agreements covering 4,500 sqm have been finalised at Warsaw’s Diuna. The Syrena Real Estate complex in Służewiec is now 93 pct leased.
The French Institute in Poland has opened its Warsaw offices in the restored historic Bellona building. The space includes classrooms, offices and areas for cultural activities, providing facilities for learning French and hosting events.
Colliers has been appointed as the exclusive leasing agent for Katowice Business Point, an office building owned by Adventum. The agency will handle the leasing of nearly 16,900 sqm of office space.

Skanska has started construction of the first phase of the Nowy Format office complex in central Krakow. An eight-storey building offering 21,400 sqm of leasable space will be developed on the site of a former press printing plant. The project is scheduled for completion in Q3 2028.
Flint Group Packaging Solutions has renewed its lease at the Łódź 1 office building at al. Piłsudskiego 22. The company will remain at its current headquarters, occupying 3,328 sqm. The decision followed a review of the office space available on the Łódź market.
