Lira Park will offer 72 apartments in two-room, three-room and four-room layouts

POLAND Yuniversal Development has started construction of the Lira Park project in Warsaw's Ochota district.
The building is due to be ready in January 2020. The above-ground segments of Lira Park will have four, five and seven floors, and the ground floor (in addition to apartments) will also include two entrance halls and retail units. “It is not easy to find good investment land in this district, so we are even more satisfied that we will offer Lira Park in a green area (the corner of ul. Lirowa and ul. Włodarzewska), close to Szczęśliwicki Park,” says Antoni Piekut, president of Yuniversal. Lira Park will offer 72 apartments in two-room (25 apartments), three-room (34 apartments) and four-room (13 apartments) layouts. The building will have an underground car park offering 84 parking spaces. Prices per sqm will fluctuate in the range of PLN 9,000-10,000. “Modern materials provide the facade with a timeless look and save energy,” comments architect Anna Miszczyńska describing the project. “The well-lit apartments have large balconies or green terraces on the roofs while the view of Park Szczęśliwicki provides an impression of peace,” she adds. The grounds of Lira Park will blend in with the green surroundings. Low plants such as perennials, shrubs and low trees are planned. Low cover shrubs have been designed along ul. Włodarzewska and ul. Lirowa. Pergolas will feature climber plants around the transformer station. The patio between parts of the building will feature ornamental grasses and perennials exposed against a background of evergreen deciduous and coniferous plants. There will be green roofs featuring herb mats above the lower parts of the building, apart from on designated terraces and zones for technical infrastructure. 20 pct of the project is self-funded, while 80 pct of the funds comes from loans from SBR Bank in Szepietowo and Bank Spółdzielczy in Ostrowia Mazowiecka. The occupancy permit for Lira Park is to be obtained by January 31st 2020, the designer of the building is Biuro Projektów Kazimierski i Ryba and its general contractor is Totalbud.
