2025 was a year of stark contrasts. Overall demand shot past 772,000 sqm – the strongest result on record, according to JLL in its summary of what happened in Q4 2025 across Poland’s regional office markets.
House prices still rising
By the end of 2025, many residential projects launched in Warsaw in response to increased demand two years ago had been completed. This has contributed to a record high increase in the share of completed unsold units on offer to 19.6 pct, according to the latest data from CBRE and Tabelaofert.pl.
Romania a maturing market
Demand for industrial and logistics space in Romania increased by 51 pct year-on-year in 2025, reaching 1.275 mln sqm. This was the second-highest ever figure for the market, according to data from Cushman & Wakefield Echinox.
MIPIM finalists announced
The 40 finalists of the MIPIM 2026 Awards, representing countries across the globe, from Denmark to Oman to Australia, have been selected for the final ceremony in Cannes.
Warsaw now third best European investment destination
Warsaw has emerged as one of the most attractive cities for investment in Europe in 2026, according to CBRE's 'European Investor Intentions Survey 2026'. The city ranked third in the ranking, trailing only London and Madrid.

The NSF VI fund, managed by Urban Partners, has signed a forward funding agreement with Cavare, a subsidiary of the Cavatina Group. The financing includes the purchase of a site on ul. Jana z Kolna in Gdańsk, where Cavare is to develop a PRS development on behalf of the fund.

Poland Hoerbiger to move to SOHO
International engineering firm Hoerbiger has leased nearly 200 sqm of office space in SOHO by Yareal in Warsaw on the ground floor of the Rubin building. The company is to officially move in in May this year.

Ingram Micro, one of the leading global distributors of IT solutions and mobile devices, has renewed its lease at the MLP Pruszków II logistics centre, for around 8,200 sqm of modern warehouse and office space. The deal was brokered by CBRE.

Panattoni has signed an agreement with a new tenant for its urban development in Łódź. Olmed, which operates a pharmacy and online drugstore, has taken up 9,500 sqm of space in City Logistics Łódź VI.

Germany KPE to deliver 40,000 sqm near Dortmund
Kajima Properties Europe (KPE) has broken ground on a new logistics project in Germany, a 40,000 sqm speculative warehouse development. The business acquired the 12.1 ha remediated brownfield site in Hagen near Dortmund, North Rhine-Westphalia, in December 2025.

Poland Lease renewals now dominate
2025 was a year of recovery for the Polish warehouse market. Total gross leasing activity reached over 6.8 mln sqm, the second-highest ever figure only surpassed by the figures from 2021. JLL has released its 2025 data for the warehouse and logistics real estate sector in Poland.
