Poland’s warehouse market looks beyond space
Poland’s modern warehouse and industrial stock has reached 37.44 mln sqm. Demand rose by 47 pct year on year in the first quarter of 2026. At the same time, companies are raising their expectations of what such facilities should offer. Floor space and location remain important, but so do flexibility, automation and the potential for future expansion.
Retail investment picks up
Poland’s retail property market saw a clear revival in the first half of 2026. Transaction volumes topped EUR 1 bln, surpassing the total recorded for the whole of 2025. Retail accounted for around one-third of all commercial real estate investment.
Polish housing market slows as projects put on hold
Poland’s residential construction market is slowing, with 936 projects put on hold over the past year. Yet investors continue to prepare new projects, with activity in planning and design on the rise. According to Kompas Inwestycji, 1,219 projects reached the foundation stage or moved into construction between August 2025 and July 2026.
Henley sells Poznań shopping centre Galeria Pestka
Henley has completed the sale of Galeria Pestka, a 41,658 sqm shopping centre in Poznań, Poland, to OPAL CENTRES, part of DromeStar Group. During Henley’s ownership, annual footfall rose from 4.8 mln to 5.1 mln, returning above pre-pandemic levels, while occupancy remained above 95 pct.
Ghelamco reshuffles management team in Poland
Agnieszka Ciupak has been appointed managing director of Ghelamco in Poland. She joins Przemysław Dąbrowski, Jakub Kutzmann and Krzysztof Gozdecki as part of the company’s new management team.
Construction begins on emergency care unit at Prague’s Thomayer University Hospital
Construction has begun on a new emergency care unit at Thomayer University Hospital in Prague, officially launched by Prime Minister Andrej Babiš and Health Minister Adam Vojtěch. The CZK 2.2 billion project is one of the hospital’s largest investments and forms part of the Czech government’s strategic healthcare infrastructure programme.

Poland Polish construction sector under pressure
Construction material prices are rising significantly more slowly than inflation, with prices in some categories even falling. Despite this, the situation for construction companies remains challenging. The number of corporate insolvencies in the sector rose by 31.3 pct year on year, while the number of restructuring proceedings almost doubled. Weaker demand, high labour costs and pressure on liquidity are among the main challenges facing the industry.

Poland Polish warehouse market rebounds as tenant demand rises by more than 21 pct
The first six months of 2026 brought a clear recovery in tenant activity, while developers maintained a cautious approach. Demand for warehouse and industrial space increased by 21.3 pct year on year, while the vacancy rate fell to 6.6 pct, according to the latest Warehouse and Industrial Market in Poland report by advisory firm Newmark Polska.

CEE region CEE commercial real estate market sees strong rebound
The first half of 2026 brought a clear recovery in the Central and Eastern European commercial real estate market. Investors in the six countries analysed completed transactions worth a combined EUR 5.5 bln, up 20 pct year on year. More important than the increase in volume, however, is the return of large deals across multiple sectors and most markets in the region.

BIG Poland has officially opened BIG Grodzisk Mazowiecki, completing the rebranding of the former Grodzisk Sfera Park. The retail park offers approximately 11,000 sqm of space and 19 shops and service outlets.

Prague 14 has begun construction of a new primary school in Jahodnice. The school, at U Hostavického potoka Street, will accommodate 540 pupils, with the opening scheduled for September 2028.

Spanish fashion brand Mango has opened its first store in Zielona Góra and the Lubusz Province. The more than 500 sqm store is in Focus Mall Zielona Góra.

PAD RES Group has launched two identical solar farms in Biesiekierz municipality, Koszalin district. The installations have a combined capacity of 24 MW.

Poland National Heritage Board relocates to HOP in Warsaw
The National Heritage Board of Poland (NID) has relocated its headquarters to HOP at ul. Chmielna 132/134 in Warsaw. The institute has leased nearly 3,800 sqm across five floors. Following the deal, the building owned by Syrena Real Estate is 98 pct leased.

Poland Silverstone expands at Segro Logistics Park Stryków
Silverstone is increasing its leased space at Segro Logistics Park Stryków by 38 pct to nearly 5,000 sqm. The company is moving to a larger unit within the park under an extended lease agreement with Segro.

Poland Poland had 16,500 PBSA beds at end-2025
The private student accommodation sector in Poland had around 16,500 beds at the end of 2025, with a further 7,700 in planning or under construction, according to JLL. Despite growing supply, the market remains significantly undersupplied.

Poland Adgar PDT Wola receives LEED Gold certification
Adgar PDT Wola, a former department store at 8/12 Młynarska Street in Warsaw, has received LEED Gold certification with a score of 79 out of 100. The 1950s building was converted into an office and commercial property and now offers 8,512 sqm of total space.

Polska Winkler Polska joins MLP Business Park Łódź
Winkler Polska has leased around 1,500 sqm at MLP Business Park Łódź. Savills advised the company during the lease negotiations.
