With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Around Rondo Daszyńskiego, one of the city’s most established business locations, this trend is particularly visible. Demographic change will make Poland’s office market more concentrated and selective over the next decade, with location, quality and flexibility becoming increasingly important. According to JLL, the resilience of office buildings through 2035 will increasingly depend on the concentration of talent in major cities, an ageing workforce, growing recruitment pressure and the ability of offices to accommodate multigenerational teams.

Slovak investment company Sandberg Capital is investing in the Rezidence Hausmannova residential project in Prague’s Modřany district. The developer has secured a building permit and plans to start construction and apartment sales in October.

Mirbud has signed a contract with Warsaw University of Technology to build a sports and events hall next to the Syrenka Stadium in Warsaw. The design-and-build contract is worth more than PLN 168 mln.

Skanska has agreed to sell the second stage of its H₂Offices complex in Budapest to the ERSTE Open-Ended Real Estate Investment Fund, represented by ERSTE Alapkezelő Zrt. It will be the fund’s sixth office acquisition from Skanska in Hungary.

A joint venture between Belgian real estate investor AYA Properties Fund and Polish family-owned Curtis Group has acquired Chmielna 13A, a fully let mixed-use property in central Warsaw, from CPI Property Group. The deal marks AYA’s third Warsaw investment, following Metron in 2024 and Sienna Center in 2026.

Hillwood Polska has sold a portfolio of four logistics properties for EUR 150 mln. The portfolio comprises nearly 200,000 sqm of warehouse and office space across major logistics markets in Poland.

Archicom has signed an agreement with Unibep for the construction of the first two buildings at its Kolektyw residential project in Poznań. The contract is worth around PLN 87 mln net and covers 278 apartments. Construction is scheduled to start in Q4 2026 and finish in Q2 2028.

The Building Research Establishment (BRE) has launched the seventh version of its BREEAM Refurbishment and Fit Out Commercial standard (BREEAM RFO V7), updating the guidelines for refurbishment and fit-out works in existing commercial buildings. The new version places greater emphasis on reducing carbon emissions, improving energy efficiency, strengthening climate resilience and protecting the long-term value of property assets.

BNP Paribas’ lease has renewed its lease for space in the Avatar office building in Kraków and signed a further lease for additional space. The group has secured a combined 9,534 sqm across five of the building's six floors.
The façade is now fully closed at Skanska’s H₂Offices Phase 2 in Budapest, while roof waterproofing is also complete. The building is now weather-tight, allowing interior works and the installation of mechanical and electrical systems to move forward.
Łódź City Council has leased 23,000 sqm at University Business Park on ul. Wólczańska. The move, planned for late 2027 or early 2028, will bring together 34 city offices and departments, with around 1,500 employees based at the new headquarters.
Unimot has renewed its lease for around 800 sqm in DL Jagiellońska 1, a building owned by DL Invest Group in Częstochowa.
Lease agreements covering 4,500 sqm have been finalised at Warsaw’s Diuna. The Syrena Real Estate complex in Służewiec is now 93 pct leased.
The French Institute in Poland has opened its Warsaw offices in the restored historic Bellona building. The space includes classrooms, offices and areas for cultural activities, providing facilities for learning French and hosting events.
Colliers has been appointed as the exclusive leasing agent for Katowice Business Point, an office building owned by Adventum. The agency will handle the leasing of nearly 16,900 sqm of office space.

Pazim is modernising the courtyard of its complex in Szczecin. The works will include resurfacing, changes to the parking area, new planting, lighting and the creation of spaces for rest and informal meetings. The project is scheduled for completion in early 2027.
Skanska has started construction of the first phase of the Nowy Format office complex in central Krakow. An eight-storey building offering 21,400 sqm of leasable space will be developed on the site of a former press printing plant. The project is scheduled for completion in Q3 2028.
Flint Group Packaging Solutions has renewed its lease at the Łódź 1 office building at al. Piłsudskiego 22. The company will remain at its current headquarters, occupying 3,328 sqm. The decision followed a review of the office space available on the Łódź market.
UREM Poland has appointed Colliers as the exclusive leasing agent for its Warsaw office portfolio, comprising Wronia 31, Uniqa Forum and Carpathia Office House. Together, the three properties offer more than 31,700 sqm of office space.
ADC, part of the Drees & Sommer Group, has extended its lease agreement with GTC and expanded its space at the Francuska Office Centre in Katowice. The company’s office will now occupy approximately 570 sqm.
Port Polska and the expansion of high-speed rail could reshape Łódź’s office market over the longer term, bringing the city closer to Warsaw economically as well as geographically, according to JLL. The consultancy sees the potential for a Warsaw–Łódź duopolis to emerge, although it stresses that the two cities do not currently operate as a single economic area.
