POLAND Bidfood first into biggest Prologis spec shed

Catering products supplier Bidfood Farutex has become the first tenant of Prologis’ largest ever speculative building, having leased 9,795 sqm at Prologis Park Wrocław III.

Farutex, which has occupied 4,811 sqm in a neighbouring building at the park since 2011, will move into its new space in the park’s DC4 building in August 2023.

Our dynamic growth has made it necessary to increase our warehouse space. We decided to continue our cooperation with Prologis by moving to a new building and doubling our leased space. This is an effective solution for us due to both the strategic location of the warehouse and Prologis’ openness to our needs as well as the provision of a wide range of amenities for our employees.

The new speculative DC4 building comprises ​​49,000 sqm of BREEAM certified space. It has a clear floor height of 12m, as well as a reinforced floor load-bearing capacity, and external insulation of the walls and roof. The hall also features a lighting system with motion sensors, along with skylights and window panels that provide up to 12.5 pct natural daylight to the interiors. Photovoltaic panels and solar collectors have also been installed on the exterior.

Prologis Park Wrocław III is located at ul. Graniczna 8, about 9 km west of Wrocław city centre.

2022 was a successful year for the property developer CTP. The company, operating in 10 European countries, has successfully managed to deal with the impact of global events on the European market. In 2022, the portfolio area in the Czech Republic was expanded by 300,000 sqm, bringing the total area to 3.8 mln sqm. Rental income increased by 13 pct year-on-year to EUR 230.3 mln. At present, CTP is the largest player in the Czech industrial-logistics property market with a 28 pct share.

According to the latest Avison Young report, at the end of 2022, there were over 9.4 thousand units in the pool of apartments for institutional rent in Poland, and another 13 thousand flats were under construction. The prolonging conflict in Ukraine and the significantly reduced credit scores increase the demand for renting apartments and thus, affect the development of the PRS market in Poland.

Panattoni has completed a new build-to-own development for DHL Parcel, a division of a global logistics company. DHL acquired a cross-docking centre with area of almost 9,000 sqm late last year. The development in Kostrzyn is yet another built to suit complex constructed by Panattoni for the DHL group and yet another in the Wielkopolska region.

Energy consumption reduced by almost 48 pct, almost 4 mln litres of water saved in a year and CO2 emissions reduced by more than 3,900 tonnes - these are the savings generated by the Warsaw P180 office building, developed by Skanska in Warsaw by the Wilanowska metro station. Peakside Capital has signed a lease agreement with courier company DPD Polska for 7,000 sqm of cross-dock space at the City Point Targówek park in Warsaw. The complex is currently being completely redeveloped. It will ultimately provide nearly 100,000 sqm of commercial space. DPD Polska will move into the completed facility later this year.
