Diofa Fund Management acquired Indotek’s Belgrade office portfolio including 11 premium office buildings in 5 business parks in Belgrade’s central business district.

CBRE acted as the real estate advisor in the transaction of the portfolio that comprises of more than 122,000 sqm in 5 business parks in Belgrade’s central business district: the Green Heart, FortyOne, Belgrade Business Center, 19 Avenue and House office building.

This is the largest single transaction not only in Serbia, but in the region of Southeast Europe, and the second time we've advised on this impressive office portfolio. Once again, the market is proving to be both attractive and liquid, providing further confidence for growth.

According to “Office Occupier – Office Market in Regions”, a report published by Newmark Polska, total office take-up in 2023 in the largest Polish regional cities surpassed 741,300 sqm - an increase of almost 19 pct year-on-year and 7 pct from the pre-pandemic 2019 peak. Issues related to ESG, functionality improvements, efficient office space management and optimisation of lease costs have filtered through into the vocabulary and strategies of tenants and developers alike.
