At the end of June, Wrocław had around 1.35 mln sqm of modern office space, 0.1 pct less than a year earlier. Developers added 24,150 sqm in the first half of the year, all in two projects completed in the first quarter: Swobodna SPOT (14,650 sqm) in the Dworzec/Powstańców Śląskich zone and The Park Wrocław II (9,500 sqm) in the Południe zone.

The amount of available space and the relatively young age of Wrocław’s office stock have contributed to a steady decline in development activity. More than 60 pct of the city’s office space is less than 10 years old.

Office demand weakens

Tenants leased 45,000 sqm of office space in the first half of the year, more than 42 pct less than in the same period of 2025. It was the second-lowest first-half leasing volume since 2015 and around 27 pct below the 2015–2025 average of 61,600 sqm.

The latest leasing figures need to be viewed in the context of the record year 2025, when annual demand topped 179,600 sqm, as well as an exceptionally active second half of the year. In H2 2026, we expect tenant activity to reach around 70,000–80,000 sqm, broadly in line with the average for the second half of the year in 2015–2024. The Legnicka/Strzegomska zone was the most popular among tenants in the first half of the year, accounting for 65 pct of total demand.

Renegotiations accounted for 48 pct of all leases signed. New transactions made up 44 pct, expansions 7 pct and pre-leases 1 pct. Business services companies accounted for 43 pct of demand, while IT companies accounted for 26 pct.

Vacancy rate edges down

At the end of June, the vacancy rate stood at 21.8 pct. This was 0.2 percentage points lower than a quarter earlier, but 1.3 percentage points higher than a year ago. Around 294,600 sqm of office space was available for immediate occupation.

The three largest zones – Legnicka/Strzegomska, Dworzec/Powstańców Śląskich and Północ/Wschód – accounted for 75 pct of the available space.

More than 146,000 sqm was available in buildings completed since 2015, giving a vacancy rate of 17.9 pct. Buildings completed between 2021 and 2026 had more than 61,300 sqm available, with a vacancy rate of 27.3 pct.

Despite the large amount of vacant space, only six office buildings offered units larger than 5,000 sqm. Tenants looking for large offices may therefore have limited options, says Agnieszka Giermakowska.

The lack of new projects under construction should help reduce the amount of available space in the coming quarters. However, given the amount of space currently on the market, this is likely to take time.

Rents remain stable

In the second quarter, headline rents in Wrocław stood at EUR 13.50–17.00 per sqm per month. Newmark Polska expects them to remain broadly at these levels in the coming quarters.

The large amount of available space continues to give tenants a strong negotiating position. Landlords are offering substantial incentive packages, particularly in older buildings and properties with high vacancy rates.

At the same time, the lack of new projects should gradually strengthen the position of the best-located and most efficient office buildings. Older properties that struggle to attract tenants will need to compete through refurbishment, better energy efficiency or repositioning.

Gross take-up rose 21 pct year on year, while net take-up – covering new leases and expansions – jumped 58 pct to more than 2.1 mln sqm. The vacancy rate fell to 6.3 pct and space under construction dropped to its lowest level in more than nine years. According to Axi Immo, the combination of strong demand and limited new supply could stimulate rent rises in many markets.
