Refield and RGL have signed leases totalling 3,500 sqm for space in a planned retail park in Środa Wielkopolska, with Lidl joining the project as its anchor grocery tenant. The park will have around 18,000 sqm of retail space, with the investors targeting 80 pct occupancy by the end of 2026.

In addition to Lidl, which will occupy a standalone building at the entrance to the park, the development will also feature Pepco and Sinsay. The development will eventually have more than 30 tenants.

The park is planned on a 6 ha site next to national road No. 11. It will include around 460 parking spaces and electric vehicle charging stations. A roundabout is also to be built to provide access to the park.

Securing Lidl is an important step in developing the project. Having a strong grocery operator together with other well-known brands will allow us to create a convenient mix of stores and services for people in Środa Wielkopolska and the surrounding area. Leasing is progressing quickly, and based on the negotiations currently underway, we expect to reach 80 pct occupancy by the end of the year.

Construction is scheduled to start in early 2027, with the retail park due to open in the first half of 2028.

Mint rezidenční fond, which operates in the private rented sector (PRS), has bought 306 new apartments from developer Metrostav Development at the Vysočanský mlýn complex in Prague. The building has 11,500 sqm of floor space. The deal takes Mint’s total number of apartments in the complex to 547, more than half the total number of apartments in the complex.

Poles continue to see apartments as one of the most attractive ways of investing their money, according to Otodom’s ‘Property Market Sentiment Monitor’. The report shows that 57 pct of respondents consider an apartment a good investment, rising to 67 pct among those planning to buy a property from a developer. At the same time, a growing range of instruments allows investors to gain exposure to housing-market financing without buying a property. One such instrument is the mortgage-covered bond, which gives individual investors access to mortgage-market financing.
