Daniel Bienias of CBRE: We are expecting some spectacular deals in H2

“We assume that in 2016, 18–20 pct of office space in Warsaw will be vacant. Now the level is 13.4 pct. And this means tenants will negotiate even better leasing terms,” said Daniel Bienias, senior director, head of tenant representation Poland, office department at CBRE.
“The activity on the Warsaw office real estate market is still high. In the first half of 2014 over 260,000 sqm was leased. Some of these contracts were just renewals, like the two largest deals – Netia in Mokotów and PwC in the city centre, and both were advised by CBRE. The core factor for deals are the costs. We are expecting some spectacular deals in the second half of 2014. Now 36 pct of contracts are renewals and just 50 pct are new leases of newly commercialised space. Companies in Poland are aware of the high supply on the office market and are taking advantage of this fact. This means that the pressure for lower rents and incentives will rise,” commented Daniel Bienias.
