POLAND Jerozolimskie BP in new hands

Jerozolimskie Business Park in Warsaw has been acquired by Brugnola, a joint venture of Rida Development and Mack Real Estate Group, from A&T Holdings for an undisclosed sum.

Apollo-Rida Poland, the Polish branch of Rida Development, is to act as the investment manager and property manager of the office complex.

Jerozolimskie Business Park consists of four office buildings situated at Al. Jerozolimskie 146, west of Warsaw city centre. It comprises a total of 16,000 sqm of office space and almost 400 parking spaces. The complex was built in 1997 and extensively refurbished in 2015–2017, which involved the renovation of the common areas of the buildings and improvements to the external grounds. The complex also offers a conference centre, facilities for cyclists and a public reading room.

Each of the buildings has obtained BREEAM certificates at the ‘Very Good’ level in the asset performance category and at the ‘Excellent’ level for property management. Tenants include publishing house Nowa Era, PGNiG, Gaz-System, Macmillan Polska, Intel Technologies and Vos Logistics.

Savills acted as advisor, Penteris – as legal advisor to Apollo-Rida Poland, while Linklaters represented the seller. The acquisition was financed by Deutsche Pfandbriefbank.
