Poland Vibe leads the way

The building leverages a number of solutions that make it environmentally friendly – including a BEMS that allows for a significant reduction in energy consumption, vacuum sewer technology that reduces water consumption in toilets (up to 75 pct per year), as well as InBin app that analyzes the carbon footprint generated based on the weight of the waste generated by tenants and enables optimization of the collection schedule. In the process of constructing Vibe, materials with a reduced carbon footprint (including concrete and steel) were used, and as part of supporting biodiversity, a lot of new greenery was planted around the building. Ultimately, the building will be powered by 100 pct clean energy from, among other things, photovoltaic farms owned by Ghelamco.

The certification process was coordinated by PM Services, which assisted the Ghelamco team.

Although DGNB certification of Vibe as Poland’s first office building was quite a challenge, the number of sustainable solutions planned by the investor already at the concept stage made the process much easier. The building exemplifies the perfect combination of innovative solutions and care for the environment while ensuring high user comfort, making it a model to follow.

Vibe’s sustainability is also confirmed by other certifications: BREEAM with the rating of Outstanding, Green Building Standard, Barrier-Free Facility, and WELL precertification (and ultimately WELL v2 Core). The office building also boasts SmartScore and WiredScore certifications with Platinum ratings, which certify the highest level of digital and technological sophistication.

With 11 floors and 15,000 sqm of office space, Vibe was constructed at the corner of Towarowa and Kolejowa streets. It features a unique, specially composed audiosphere – the first of its kind in Poland.
