For Grand, the certification is further recognition of the quality of its extensive renovation, which successfully combines respect for the building’s architectural heritage with the demands of modern operations and long-term sustainability.

From the very beginning of the Grand renovation, we were addressing two things simultaneously – how to preserve the architectural value of Gočár’s building and how to prepare it for several more decades of operation. With a listed building from the 1930s, you simply do not have the same options as with a new development, and many technical solutions require a much more sensitive approach. The BREEAM Excellent rating is therefore very strong confirmation for us that we have succeeded in combining both aspects of the project.

The renovation was led by the OVA architectural studio and the work created more than 3,500 sqm of retail and service space, a food hall, the boutique CineStar multiplex cinema, and coworking space beneath a glass vault.

Achieving an Excellent rating was particularly challenging due to the building’s age and listed status. Unlike a new building, which can be designed from the outset in accordance with current technical and environmental standards, the renovation had to work with the existing structures, preserving valuable architectural features and complying with heritage-protection requirements.

The BREEAM In-Use certification covers the common areas of OC Grand Pardubice, with an area of 5,928 sqm. The assessment was carried out according to the BREEAM International In-Use: Commercial Version 6 methodology, under the Asset Performance category. The certificate was issued on August 6th, 2026, and is valid until August 6th, 2029.
