Poland’s industrial and logistics investment market recorded EUR 782 mln in transactions in the first half of the year, across 18 deals. This was 36 pct above the five-year average and the sector’s third-highest first-half investment volume on record, after 2020 and 2021. The strong showing was driven by more than a return of large deals, however. Investors are increasingly prioritising long-term, predictable income, while sale-and-leaseback transactions are becoming an increasingly important way of bringing assets to market.

Warsaw and Poland’s regional office markets are increasingly moving in different directions. In the capital, strong demand and limited availability of prime space are leaving tenants with fewer options, while greater availability in the regional cities gives companies more freedom to relocate.

Manufaktura in Łódź has opened a new ultra-fast EV charging hub in partnership with Eleport, adding eight new chargers to the complex’s existing charging facilities.

Poland’s industrial and logistics market entered 2026 with a marked increase in tenant activity. In the first half of the year, demand reached its highest level since 2022, while the vacancy rate fell to its lowest level in more than three years. At the same time, Poland’s total modern warehouse stock approached 37.5 mln sqm, reinforcing the country’s position as the most developed logistics market in Central and Eastern Europe.

Signum Work Station office building on ul. Domaniewska in Warsaw’s Mokotów district has received ActiveScore Platinum certification. The certification recognises the building’s comprehensive facilities and amenities for cycling and other forms of active mobility.
Retail & leisure
Romania’s consumer spending continued to support the expansion of the retail sector in 2025 despite persistent inflationary pressures. The 125 major retailers analysed generated more than EUR 42 bln in sales during the year, representing a 5.6 pct increase compared with 2024 and a 77 pct increase compared with 2019, according to the 'Romania Retail Snapshot 2026', published by real estate consultancy Cushman & Wakefield Echinox. The study is based on the financial results of companies operating across 13 retail segments.

Matexi Polska is entering the final stage of its Splot Wola residential development at ul. Sowińskiego 28 in Warsaw, with more than 75 pct of the apartments already sold. Construction is also nearing completion, with work scheduled to finish in Q3 2026. The occupancy permit is expected to follow, with apartment handovers planned for Q4.

EPP has completed the EUR 106 mln refinancing of four M1 shopping centres in Bytom, Częstochowa, Poznań and Radom. The refinancing supports the company’s efforts to optimise its capital structure. Absa Corporate and Investment Banking and Nedbank Corporate and Investment Banking (Nedbank CIB) provided the financing in equal shares.

Office take-up across Poland’s regional markets totalled 310,000 sqm in the first half of 2026, down 21 pct year on year. At the same time, net demand increased, new supply remained limited and tenants increasingly focused on the highest-quality office space. These are the key findings of Axi Immo’s latest report, 'Regional Office Market: H1 2026', covering the country’s major office markets outside Warsaw.

The City of Poznań and Dekpol Budownictwo have signed a contract for the major redevelopment of the Poznań Palm House. The city’s landmark attraction will undergo an extensive upgrade to bring it up to modern technical standards and provide better conditions for its plants and animals. The contract was signed on 17 August, with Dekpol Budownictwo appointed as the general contractor.

Komplex Torus, a leading distributor of household chemicals, cosmetics and hygiene products, has leased nearly 6,800 sq m of modern space in MLP Pruszków II. Newmark Polska advised the tenant throughout the lease negotiations.

FutureMeds, a company specialising in clinical trials for new drugs and therapies, is expanding its presence at the Infinity office building in Wrocław. Under a long-term lease agreement, the company has taken an additional 592 sqm on the building’s fourth floor. Following the expansion, FutureMeds’ headquarters and clinic will occupy more than 1,700 sqm at Infinity.

Horizon City, a residential being project developed by British investor Ghai Sant Ram in northern Bucharest, has secured EUR 36.5 mln in financing from Libra Internet Bank. The funds will be used to continue and accelerate construction works, with full project completion targeted for the first half of 2027, six months earlier than initially announced.

Building A (31,984 sqm) in VGP Park Split in Dugopolje has been awarded a BREEAM v6 Outstanding rating. The certification was carried out by BuildGreen.
Galeria Jurajska has completed BREEAM In-Use recertification with a rating of Excellent for both Asset Performance and Management Performance. The certification covered over 65,000 sqm.
Westbridge Poland has advised Skanska Commercial Development Europe on sourcing renewable electricity for two of its office buildings in Poland. Following a competitive tender, the company has secured a green power supply for 2027 for Wave in Gdańsk and Brama Miasta B in Łódź.
The Polish branch of the Westbridge Group, has advised TriGranit on the procurement of renewable power for the Bartók Ház in Budapest. The mandate covers the power supply for the 2027 and 2028 supply years, highlighting Westbridge Poland’s increasing involvement in supporting commercial real estate clients across Central and Eastern Europe.
The Punkt office building in Gdańsk has been awarded LEED v4 Platinum certification. This is the first Torus Group development certified under this version of the system and the developer's eighth building in Gdańsk with the highest environmental rating.
Prologis has been awarded a BREEAM International New Construction certificate with a rating of Outstanding for its new warehouse development in Ujazd. The 62,500 sqm building developed for bearings manufacturer Schaeffler scored 92.2 pct.
Silesia City Center has been awarded a BREEAM In-Use rating of Excellent. The centre uses a modern building management system, allowing utility usage to be monitored in real time.
City Point Okęcie Logistics Park, a joint venture between Partners Group and Peakside Capital Advisors, has achieved BREEAM Outstanding certification with a score of 92.3 pct. The rating places the project among the leading logistics facilities in Poland.
