Poland Six markets dominate Poland
Despite the rise of new warehouse hubs over the past 10 years, Poland’s logistics and industrial market remains highly concentrated in six regions, which attract the bulk of occupier and developer activity. Warsaw, Central Poland, Poznań, Tricity, Upper Silesia, and Lower Silesia collectively account for more than 80 pct of the nation’s industrial stock, or more than 30 mln sqm.

Germany Garbe to build in Soest
Garbe Industrial will begin construction work on the Garbe Industrial Park in Soest (North Rhine-Westphalia, Germany) in the second quarter of 2026. The 19,200 sqm centre is to be constructed on a 2.8 ha plot next to the A44 motorway.

Czech Republic 7R announces first lease in Czech Republic
GXO has signed a lease for around 26,000 sqm of warehouse space at 7R Park Lavičky, a modern complex being developed in a joint venture with the Czech investment fund WOOD & Company. The tenant is to use the space to set up a 3PL logistics centre to support the European distribution of cosmetics company L’Oréal.

Poland Park Kielce grows
Accolade is expanding Park Kielce with a new extension of over 13,400 sqm. The building is 75 pct leased, and tenants from the logistics and distribution sectors have already moved in. A final unit of approximately 3,300 sqm remains available for lease.

Germany Horoz Logistics moves into Prologis Park Alzenau
Prologis has leased around 9,100 sqm of logistics space at Prologis Park Alzenau near Frankfurt to Horoz Logistics. The deal was brokered by Realogis Immobilien Frankfurt. The property is located in the Süd B30 industrial estate.

Poland Harden completes Panattoni Park Gdańsk West II
Harden Construction has completed the third building of the Panattoni Park Gdańsk West II manufacturing and warehouse complex. The latest stage of the project in Janków Gdański, with over 39,000 sqm, was constructed under a Design and Build contract.

Czech Republic BMW moves in early
Warehouse developer Gridarch has granted early access to the stage III halls at Ostrava Airport Multimodal Park, before the final approvals have been granted. Logistics Operator DP World is to use the early access to install its equipment on behalf of automotive giant BMW. The three buildings total 124,000 sqm and should receive final certification in the summer of this year.

Poland Panattoni comes to Bytom
Panattoni has begun work on its first development in Bytom on ul. Węglowa. Panattoni Park Bytom will provide over 132,000 sqm of modern industrial space, of which 100,000 sqm has already been leased to Latex Opony. The completion is scheduled for May 2027.

Its growth has been supported by a balance between tenant activity and a more cautious developer activity, with the availability of space gradually being depleted.

Poland Pepsico builds automated logistics centre
PepsiCo has begun construction of an automated high-bay warehouse in Michrów near Grójec, around 43 km from Warsaw. The centre is scheduled to open in June 2027 in an investment of nearly USD 50 mln.

Poland ID Logistics takes 20,000 sqm in Bielany Wrocławskie
LeadCrest has leased around 20,000 sqm of warehouse space in the Bielany Logistics centre to ID Logistics, which is to use the space for an FMCG sector client. Operations are to begin in May 2026.

POLAND Panattoni completes Białystok hat-trick
Panattoni has completed its latest project in the Podlaskie Voivodeship: the 32,000 sqm Panattoni Park Białystok III in Choroszcz, in northeastern Poland. Six tenants have already been secured, including companies from the courier, logistics, construction, environmental protection and retail sectors (consumer electronics and cosmetics).
