“Today, Asian investors are looking for the best opportunities, the best returns, better yields than they can get back home,” says Terence Tang, the managing director of capital markets and investment services for Asia at Colliers International. “Now what is happening in Asia is that yields are too low, risks are higher, economies are slowing down, so Asian investors want to look for opportunities outside their domestic markets, where there are better returns, better prospects – and markets that can offer them ease of mind, where their capital is safe, the legal framework is secure, where is there is strong demand, a good understanding of the supply and demand imbalance – markets where they would be more than happy to invest,” he adds.

Terence Tang says that Europe is an attractive region for Asian capital as it is one of the few regions that still is coming out of the downturn, where the base is low and yields are high. “The Asian investors who are entering unfamiliar markets are first of all looking at commercial real estate, office buildings. This provides the simplest way to enter markets, as such assets do not require a great deal of asset management or special expertise. These investors are looking to invest in assets with very long lease contracts,” he adds.
