StudentSpace, the student housing platform created by Signal Capital Partners, Griffin Capital Partners, and Echo Investment, has begun construction on it first student residence in Warsaw on ul. Wołoska. The eight-storey building, scheduled to open in October 2026, will provide over 500 beds.

Fulfilment services provider VAH Jager, has leased an additional 10,000 sqm of space in Garbe Industrial's Oberkrämer logistics park just north of Berlin. The company already occupies a 30,000 sqm, bringing its total space leased to 40,000 square meters in the centre.

Available office space is rapidly declining according to the latest figures from Cushman & Wakefield. The vacancy rate in Warsaw fell to just 9.7 pct, while in the central zone it reached 6.9 pct. Combined with limited new supply and stable demand, this is resulting in increasing upward pressure on rents in the city centre.

The economies of Central and Eastern European continue to grow, outpacing many Western European peers despite external trade uncertainties and recent inflationary pressures. The region’s resilience is increasingly driven by consumer spending, supported by moderating inflation and real wage growth, according to Colliers' latest report “ExCEEding Borders CEE 2025: Retail parks: Diverse Growth, Shared Momentum”.

At the end of Q3 2025, the vacancy rate in Warsaw declined to around 9.7 pct. Leasing activity continued to be concentrated in central locations and in modernised buildings. New supply remains limited and is heavily concentrated in the city centre. Prime rents remain stable, with slight upward pressure, states Axi Immo in its latest report

Panattoni is constructing around. 35,000 sqm modern logistics space on a former Ford factory in Cologne, which is currently the only industrial development in the city. Completion is slated for July 2026.

The investment market in Poland for Q1-Q3 2025 reflects stable market conditions, with year-to-date volume aligning closely with the Q1-Q3 of 2024. By the end of September, the Polish investment market reached a total volume of EUR 2.6 bln with 105 transactions, showing increased liquidity. Polish capital continues to grow in importance, taking advantage of attractive pricing opportunities. In contrast, core capital remains cautious, with only two transactions of more than EUR 100 mln.
