Paref has received a building permit for the Nau! building in Frankfurt. The work on the 34,800 sqm development on Theodor-Heuss-Allee is scheduled for completion in 2028.

Poland Green Caffè Nero to enter Soho
Green Caffè Nero is to open a 190 sqm café on the first floor of the Nefryt residential building under construction in the Soho complex under development by Yareal in Warsaw’s Praga-Południe district. The café is scheduled to open in May 2026.

According to ‘Office Occupier – Office Market in Tricity’ published by real estate advisory firm Newmark Polska, The Tricity ended 2024 with the second-highest office take-up level on record, while its vacancy rate – hovering above 12 pct for the past four years – edged down.

Two Polish companies from the IT and gaming industries have leased space in the Korona Office Complex. The centre comprises over 38,200 sqm of space across four buildings on al. Armii Krajowej in Kraków.

Poland The Swobodna Spot office building in is now at full height
Work on the construction of the 11-storey building at ul. Swobodna in Wrocław has been completed. The office building, which is being developed by Echo Investment, will provide 16,000 sqm of space and will be ready after the summer holidays.

According to Colliers' latest analysis of the regional office market, Prague and Brno recorded only a slight year-on-year increase in the supply of modern office space in 2024. Other regional cities, especially Pilsen, Hradec Králové and Olomouc, could attract investors' attention in the coming years.

The average office fit-out costs in Bucharest increased by 12 pct in 2024 compared with the previous year. This evolution aligns with regional trends, according to data from the Cushman & Wakefield Echinox, based on the Fit-Out Cost Guide 2025.
