Kazimierz Krupa, EurobuildCEE: How do you evaluate the current situation in Poland’s logistics real estate market after the period of very rapid growth in 2020–2022?
Bartłomiej Hofman, managing director Poland, P3 Logistic Parks: 2020–2022 were truly exceptional years – and no one had fully anticipated this. The pandemic turned supply chains upside down, and suddenly everyone urgently needed some warehouse space. After that period of intense growth, 2025 brought some clear stabilisation to the market – tenants have since become more selective, and developers more cautious. That’s a healthy market reaction, not a cause for concern. Currently, Poland’s total stock of modern warehouse space has exceeded 36 mln sqm and it continues to grow at around 7 pct annually. We remain one of the most dynamic markets in Europe. In other words, after a rapid sprint, the market has now settled into a long-distance runner’s pace.
