Poland’s construction sector is facing increasing labour shortages, with the industry short of around 150,000 workers. Turnover among engineers has reached 42 pct, according to Randstad’s latest report, 'Labour Market in the Construction Sector: Trends, Challenges and Recruitment Strategies for 2026'. Demographic changes, rising employee expectations and the sector’s shift towards Construction 4.0 are adding to the pressure.

ATC Cargo has started operations at a new 70,000 sqm logistics centre in Barniewice near Gdańsk. The facility will handle fulfilment and e-commerce operations.
Residential
Yareal has sold the final apartment in its SOHO by Yareal project in Warsaw’s Kamionek district, completing seven years of residential development on the former industrial site.
Retail & leisure
A new 157 sqm men’s fashion store featuring Vistula, Wólczanka and Bytom has opened at Focus Mall Piotrków Trybunalski.
Office & mixed-use development
Cavatina Holding, the developer of Quorum Tower on ul. gen. Sikorskiego, is redeveloping approximately 3.8 ha of public space around the project at its own expense. The works include new riverside boulevards, public squares, cycle paths and upgraded streets, with parts of the area already open to residents.
Investment & finance
W. P. Carey has completed a EUR 52 mln sale-leaseback of two industrial properties in Wałcz and Rybnik, Poland, used by Purmo Group. Totalling approximately 83,400 sqm, the properties have been leased back to Purmo under a 20-year triple-net agreement with annual CPI-linked rent increases.
Residential
Corallis Apartments, the residential project developed by Kész Group on the shores of Lake Grivița, has entered the final stage of construction. Exterior works and interior finishes are now underway, bringing the 221-home development in Bucharest’s Sector 1 closer to completion.
Office & mixed-use development
Kraków’s office market saw a sharp drop in tenant activity in the first half of 2026, while the gap between central and non-central locations continued to widen. Gross take-up fell 58 pct year on year to 73,000 sqm, while net take-up dropped 27 pct to 36,000 sqm, according to Axi Immo’s latest report.
Construction
Cost remains a decisive factor in construction tenders, but investors are increasingly looking beyond the upfront price. For production facilities and warehouses, factors such as delivery time and technical specifications are now being considered alongside a building’s carbon footprint over its entire life cycle.
Residential
Archicom, a developer within the Echo Group, has secured an occupancy permit for the second stage of its Flow residential project in Łódź’s New Centre. More than 80% of the apartments in this stage have already been sold, with mainly one- and two-bedroom units still available.
Residential
Developers are becoming more confident about the residential market after a strong July, according to the latest Developer Sentiment Index from housing portal Tabelaofert. The Sales Momentum Change Index rose to 0.53 in August, its highest level this year, while 57.5 pct of developers surveyed now expect sales to increase over the coming months.
Hotels
Mövenpick has opened its first hotel on Croatia’s Adriatic coast in Novi Vinodolski. The resort includes 198 hotel rooms and suites, as well as 304 privately owned residences, with the first phase already on sale at prices starting from EUR 345,000.
Warehouse & industrial
Bestsecret has leased 108,000 sqm at EQT Park Poznań Żerniki. The agreement was signed by EQT Exeter Europe Logistics Value Fund IV, managed by EQT Real Estate. It is one of the largest warehouse leasing transactions in Poland in 2026.
Retail & leisure
A retail park in Ruda Śląska in Silesia is 100 pct leased prior to its completion by PKB Inwest Budowa.
Office & mixed-use development
Germany’s Federal Financial Supervisory Authority (BaFin) has signed a 15-year lease for approximately 23,000 sqm at RAW Frankfurt. The authority is expected to move in in 2028, following the completion of the landmark property’s redevelopment.
Hotels
Hotel investment transactions in Poland were worth EUR 59 mln in the first half of 2026, down 24 pct year on year. At the same time, Warsaw is expected to be the fastest-growing hotel market among the CEE-6 capitals in terms of room supply in 2026, with a forecast increase of 7.2 pct.
Retail & leisure
BIG Włocławek is strengthening its retail offer. On August 26, a new Sinsay store of nearly 900 sqm opened at the retail park. It is another well-known brand to join the property’s tenant mix.
Construction
Construction material prices are rising significantly more slowly than inflation, with prices in some categories even falling. Despite this, the situation for construction companies remains challenging. The number of corporate insolvencies in the sector rose by 31.3 pct year on year, while the number of restructuring proceedings almost doubled. Weaker demand, high labour costs and pressure on liquidity are among the main challenges facing the industry.
Warehouse & industrial
The first six months of 2026 brought a clear recovery in tenant activity, while developers maintained a cautious approach. Demand for warehouse and industrial space increased by 21.3 pct year on year, while the vacancy rate fell to 6.6 pct, according to the latest Warehouse and Industrial Market in Poland report by advisory firm Newmark Polska.
