Flow East

The Flow Building, formerly known as Květinový dům [Flower House], contains app. 15,000 sqm of office space and 7,000 sqm of retail premises. It situated at Václavské náměstí 47 and was completed by developer Flow East in the summer. The building was designed by Chapman Taylor Architects.

Poland Warsaw developers increase supply as sales stall

Warsaw developers significantly increased the number of new apartments for sale in the second quarter of 2026, but sales fell. They brought 4,753 homes to market, up 66.8 pct from the previous quarter, while 3,840 apartments were sold, a 9.4 pct decline. The increase in supply pushed the number of apartments available for sale to 16,345 at the end of June, up 7.1 pct from three months earlier. Even so, quarterly sales remained 4.6 pct above the five-year average of 3,670 homes, according to data from CBRE and Tabelaofert.pl.

Global luxury brands are expanding more cautiously, choosing markets and locations more carefully rather than rapidly adding stores, according to Colliers’ EMEA Retailer Performance & Consumer Spending Trends report. Weaker consumer confidence, higher costs and a less certain economic outlook are making retailers pay closer attention to sales and profitability. Warsaw remains one of the markets attracting interest from luxury brands, including some that have yet to enter Poland.

Hyundai Motor Poland has renewed its lease at Wołoska 24 in Warsaw and expanded its office space by around 30 pct. The company will now occupy nearly 1,700 sqm, up from around 1,300 sqm.

Poland’s overall warehouse vacancy rate is around 7 pct, but large, well-located warehouse space is becoming much harder to find. Companies looking for more than 15,000 sqm are increasingly competing for the same buildings. According to SQM Advisory, the squeeze is no longer confined to the very largest warehouses; availability of mid-sized units is also tightening.

Poland’s warehouse market picked up noticeably in the first half of 2026 after a year dominated by lease renegotiations. New leases and expansions made up 60 pct of tenant activity, while cautious development kept new supply in check. The vacancy rate fell from 7.1 pct at the end of March to 6.3 pct at the end of June, according to JLL.

Poland Wrocław office market sees weaker tenant activity in H1 2026

Tenant activity slowed in Wrocław in the first half of 2026. Two office projects were completed in the first quarter, leaving no buildings under construction. The vacancy rate also edged down. However, with around 295,000 sqm of space available for immediate occupation, it will take time for the market to rebalance, according to Newmark Polska’s 'Office Occupier – Wrocław Office Market' report.

Flora Development has received an occupancy permit for Esy Floresy, its residential project at ul. Cybernetyki 7 in Warsaw’s Mokotów district. The development comprises 213 apartments across two buildings, with apartment handovers beginning in August. The developer is also preparing its next residential project and seeking further development opportunities in Warsaw.

Poland Warehouse demand strengthens as availability tightens in Poland

Poland’s warehouse market gained momentum in the first half of 2026 as occupier demand picked up while the development pipeline continued to shrink. Gross take-up rose 21 pct year on year, while net take-up – covering new leases and expansions – jumped 58 pct to more than 2.1 mln sqm. The vacancy rate fell to 6.3 pct and space under construction dropped to its lowest level in more than nine years. According to Axi Immo, the combination of strong demand and limited new supply could stimulate rent rises in many markets.

Henley has completed the sale of Galeria Pestka, a 41,658 sqm shopping centre in Poznań, Poland, to OPAL CENTRES, part of DromeStar Group. During Henley’s ownership, annual footfall rose from 4.8 mln to 5.1 mln, returning above pre-pandemic levels, while occupancy remained above 95 pct.

Czech Republic Construction begins on emergency care unit at Prague’s Thomayer University Hospital

Construction has begun on a new emergency care unit at Thomayer University Hospital in Prague, officially launched by Prime Minister Andrej Babiš and Health Minister Adam Vojtěch. The CZK 2.2 billion project is one of the hospital’s largest investments and forms part of the Czech government’s strategic healthcare infrastructure programme.

Poland Drutex to invest PLN 30 mln in headquarters expansion

Drutex has begun the second phase of an expansion of its headquarters in Bytów, northern Poland. The PLN 30 mln project will refurbish its existing office building and connect it to the rest of the complex, which was completed last year. Allcon has been appointed as the general contractor.

At the same time, companies are raising their expectations of what such facilities should offer. Floor space and location remain important, but so do flexibility, automation and the potential for future expansion.

CTP holds the record

The newly constructed warehouse, which has expanded CTPark Prague West, has been certified as the most environmentally friendly industrial building in the Czech Republic according to ‘BREEAM New Construction’ standards, with a record score of 92.1 pct. The building is home to Rhenus Logistics, which uses it as a cross-dock for its pan-European network for collection services and warehousing.

Very Green Norblin

Owned by the Capital Park Group, the Warsaw mixed use complex Norblin Factory has received the final BREEAM certificates for both its office and retail sections. A photovoltaic system has been installed in the complex, and the managers are continuing their efforts to steadily reduce the property’s carbon footprint.

Energy consumption reduced by almost 48 pct, almost 4 mln litres of water saved in a year and CO2 emissions reduced by more than 3,900 tonnes - these are the savings generated by the Warsaw P180 office building, developed by Skanska in Warsaw by the Wilanowska metro station. The investment has just received LEED Core & Shell certification at the Platinum level.

CA Immo’s green lease initiative

CA Immo has concluded 45 lease agreements with a total of nearly 29,000 sqm of office space in Warsaw in the past year, 20 pct of which in Q4 of 2022. The company has also introduced a green lease initiative in 2022, governing mutual commitment of landlord and tenant to optimize sustainable building operations. Since May 2022, 23 green lease agreements have already been concluded.
