The development of the country’s motorway network is shortening travel times between regional centres and connecting the country to the European transport network, fundamentally reshaping the industrial real estate market in the Czech Republic. Development activity, which has so far been concentrated mainly around Prague, Brno, Ostrava and Plzeň, is also shifting. Attention is currently turning to cities such as Olomouc, Jihlava and Liberec; with České Budějovice and Litomyšl set to join them in the coming years.

Panattoni has begun construction of a new distribution centre in Łódź for Media Expert. Media Expert is Poland’s largest retailer of consumer electronics and household appliances, operating over 600 brick-and-mortar stores. The 208,000 sqm project being developed in an investment of PLN 500 mln, will be one of the largest warehouse centres in the country.

Available office space is rapidly declining according to the latest figures from Cushman & Wakefield. The vacancy rate in Warsaw fell to just 9.7 pct, while in the central zone it reached 6.9 pct. Combined with limited new supply and stable demand, this is resulting in increasing upward pressure on rents in the city centre.

The investment market in Poland for Q1-Q3 2025 reflects stable market conditions, with year-to-date volume aligning closely with the Q1-Q3 of 2024. By the end of September, the Polish investment market reached a total volume of EUR 2.6 bln with 105 transactions, showing increased liquidity. Polish capital continues to grow in importance, taking advantage of attractive pricing opportunities. In contrast, core capital remains cautious, with only two transactions of more than EUR 100 mln.

CTP holds the record

The newly constructed warehouse, which has expanded CTPark Prague West, has been certified as the most environmentally friendly industrial building in the Czech Republic according to ‘BREEAM New Construction’ standards, with a record score of 92.1 pct. The building is home to Rhenus Logistics, which uses it as a cross-dock for its pan-European network for collection services and warehousing.

Very Green Norblin

Owned by the Capital Park Group, the Warsaw mixed use complex Norblin Factory has received the final BREEAM certificates for both its office and retail sections. A photovoltaic system has been installed in the complex, and the managers are continuing their efforts to steadily reduce the property’s carbon footprint.

Energy consumption reduced by almost 48 pct, almost 4 mln litres of water saved in a year and CO2 emissions reduced by more than 3,900 tonnes - these are the savings generated by the Warsaw P180 office building, developed by Skanska in Warsaw by the Wilanowska metro station. The investment has just received LEED Core & Shell certification at the Platinum level.

CA Immo has concluded 45 lease agreements with a total of nearly 29,000 sqm of office space in Warsaw in the past year, 20 pct of which in Q4 of 2022. The company has also introduced a green lease initiative in 2022, governing mutual commitment of landlord and tenant to optimize sustainable building operations. Since May 2022, 23 green lease agreements have already been concluded.
