Hotel investment transactions in Poland were worth EUR 59 mln in the first half of 2026, down 24 pct year on year. At the same time, Warsaw is expected to be the fastest-growing hotel market among the CEE-6 capitals in terms of room supply in 2026, with a forecast increase of 7.2 pct.

Construction material prices are rising significantly more slowly than inflation, with prices in some categories even falling. Despite this, the situation for construction companies remains challenging. The number of corporate insolvencies in the sector rose by 31.3 pct year on year, while the number of restructuring proceedings almost doubled. Weaker demand, high labour costs and pressure on liquidity are among the main challenges facing the industry.

The first six months of 2026 brought a clear recovery in tenant activity, while developers maintained a cautious approach. Demand for warehouse and industrial space increased by 21.3 pct year on year, while the vacancy rate fell to 6.6 pct, according to the latest Warehouse and Industrial Market in Poland report by advisory firm Newmark Polska.

The first half of 2026 brought a clear recovery in the Central and Eastern European commercial real estate market. Investors in the six countries analysed completed transactions worth a combined EUR 5.5 bln, up 20 pct year on year. The National Heritage Board of Poland (NID) has relocated its headquarters to HOP at ul. Chmielna 132/134 in Warsaw. The institute has leased nearly 3,800 sqm across five floors. Following the deal, the building owned by Syrena Real Estate is 98 pct leased.

The private student accommodation sector in Poland had around 16,500 beds at the end of 2025, with a further 7,700 in planning or under construction, according to JLL. Despite growing supply, the market remains significantly undersupplied.

Adgar PDT Wola, a former department store at 8/12 Młynarska Street in Warsaw, has received LEED Gold certification with a score of 79 out of 100. The 1950s building was converted into an office and commercial property and now offers 8,512 sqm of total space.

CTP holds the record

The newly constructed warehouse, which has expanded CTPark Prague West, has been certified as the most environmentally friendly industrial building in the Czech Republic according to ‘BREEAM New Construction’ standards, with a record score of 92.1 pct. The building is home to Rhenus Logistics, which uses it as a cross-dock for its pan-European network for collection services and warehousing.

Very Green Norblin

Owned by the Capital Park Group, the Warsaw mixed use complex Norblin Factory has received the final BREEAM certificates for both its office and retail sections. A photovoltaic system has been installed in the complex, and the managers are continuing their efforts to steadily reduce the property’s carbon footprint.

Energy consumption reduced by almost 48 pct, almost 4 mln litres of water saved in a year and CO2 emissions reduced by more than 3,900 tonnes - these are the savings generated by the Warsaw P180 office building, developed by Skanska in Warsaw by the Wilanowska metro station. CA Immo has concluded 45 lease agreements with a total of nearly 29,000 sqm of office space in Warsaw in the past year, 20 pct of which in Q4 of 2022.
