Poland CA Immo’s green lease initiative

CA Immo has concluded 45 lease agreements with a total of nearly 29,000 sqm of office space in Warsaw in the past year, 20 pct of which in Q4 of 2022. The company has also introduced a green lease initiative in 2022, governing mutual commitment of landlord and tenant to optimize sustainable building operations. Since May 2022, 23 green lease agreements have already been concluded.

CA Immo Poland recorded greater momentum in leasing activity and a return to pre-pandemic levels during 2022. Currently, the overall economic occupancy rate in CA Immo’s Warsaw portfolio stands at 93 pct. Renewals involved more than 21,000 sqm of leased space. The remaining 8,000 sqm leased were expansions and new contracts.

The introduction of “green leases” is a distinguishing factor of CA Immo's offering at the Polish market. Both tenants and landlord commit to saving natural resources and energy. Benefits of a green lease include efficient energy management through active exchange and analysis of consumption data (incl. tenant consumption), cost savings through the reduction of electricity consumption and CO2 emission intensity, promotion and use of renewable energy sources, waste reduction and avoidance of environmentally harmful cleaning agents. So far, the company has signed "green leases" for nearly 18,000 sqm of office space in Warsaw.

In line with the company’s ESG commitment to push energy efficiency and reduce carbon emissions, CA Immo is investing in the modernization and sustainability of its buildings on a constant basis. Since 2021, the company's entire Warsaw portfolio has been powered by 100 pct renewable electricity.

Romania Bucharest hotel market rebounds

The hotel market in Bucharest has experienced a moderate annual average growth in new offerings, at 0.9 pct between 2019 and 2023. This modest trend was primarily influenced by the cancellation of Urban Zoning Plans. Between 2024 and 2025, an estimated average annual growth rate of 4.1 pct in the number of rooms is expected, according to data from the real estate consulting company Cushman & Wakefield.

According to a survey by Colliers presented at a February meeting of Czech and Slovak investors and other financial experts, active in commercial real estate, investment volumes in CEE-6 fell by around 52 pct to EUR 5.1 bln in 2023, reaching a ten-year low. Czech capital, however, retains strongest position in the region.

CTP holds the record

The newly constructed warehouse, which has expanded CTPark Prague West, has been certified as the most environmentally friendly industrial building in the Czech Republic according to ‘BREEAM New Construction’ standards, with a record score of 92.1 pct. The building is home to Rhenus Logistics, which uses it as a cross-dock for its pan-European network for collection services and warehousing.

Very Green Norblin

Owned by the Capital Park Group, the Warsaw mixed use complex Norblin Factory has received the final BREEAM certificates for both its office and retail sections. A photovoltaic system has been installed in the complex, and the managers are continuing their efforts to steadily reduce the property’s carbon footprint.
