The Lakeside office development in Warsaw’s Służewiec district has been awarded Well ‘Gold’ pre-certification for its design stage.
The Well certificate primarily takes into account factors that impact human health and well-being. Earlier this year, Lakeside obtained BREEAM ‘Outstanding’ environmental pre-certification. Lakeside, which will comprise 24,000 sqm, will replace University Business Centre I – one of the two UBC buildings acquired by Atenor in May 2018. Demolition work began on UBC 1 in April. The Building Research Establishment (BRE) has launched the seventh version of its BREEAM Refurbishment and Fit Out Commercial standard (BREEAM RFO V7), updating the guidelines for refurbishment and fit-out works in existing commercial buildings. The new version places greater emphasis on reducing carbon emissions, improving energy efficiency, strengthening climate resilience and protecting the long-term value of property assets.

Price is no longer the only issue in Warsaw office negotiations. Finding the right space is becoming a challenge in its own right, with vacancy in the city centre falling to 4.8 pct and to 3.6 pct around Rondo Daszyńskiego. With demand holding up and little new space coming onto the market, the best offices are being taken up quickly.

CTP holds the record

The newly constructed warehouse, which has expanded CTPark Prague West, has been certified as the most environmentally friendly industrial building in the Czech Republic according to ‘BREEAM New Construction’ standards, with a record score of 92.1 pct. The building is home to Rhenus Logistics, which uses it as a cross-dock for its pan-European network for collection services and warehousing.

Very Green Norblin

Owned by the Capital Park Group, the Warsaw mixed use complex Norblin Factory has received the final BREEAM certificates for both its office and retail sections. A photovoltaic system has been installed in the complex, and the managers are continuing their efforts to steadily reduce the property’s carbon footprint.

Energy consumption reduced by almost 48 pct, almost 4 mln litres of water saved in a year and CO2 emissions reduced by more than 3,900 tonnes - these are the savings generated by the Warsaw P180 office building, developed by Skanska in Warsaw by the Wilanowska metro station. CA Immo has concluded 45 lease agreements with a total of nearly 29,000 sqm of office space in Warsaw in the past year, 20 pct of which in Q4 of 2022. The company has also introduced a green lease initiative in 2022, governing mutual commitment of landlord and tenant to optimize sustainable building operations. Since May 2022, 23 green lease agreements have already been concluded.
