With occupier demand increasingly focused on prime, well-located buildings, Warsaw’s office market is becoming more selective. Data centres
Poland’s growing data centre market could create a significant new source of waste heat for heating networks. According to analysis by the Polish Data Centre Association, if the market continues to expand, recovered heat from data centres could equal more than 7 pct of the heat currently supplied to Poland’s district heating networks by 2030. By 2035, that figure could reach 16 pct.

Alior Bank has opened a new branch at Manufaktura shopping centre in Łódź, introducing its new branch concept to the region for the first time. The format combines face-to-face advice with digital services. It is also the only bank branch in the region open for extended hours and on trading Sundays.

Marcotran has renewed its lease for around 3,500 sqm of warehouse space in Koninko, near Poznań. Newmark Polska represented the tenant during the lease renegotiation.

Archicom has launched sales at its Bliskie Piątkowo residential development on Mateckiego Street in Poznań. The first phase will include 167 apartments ranging from around 25 to 92 sqm. Once complete, the project is expected to comprise around 360 apartments with a total usable area of more than 19,000 sqm.

Łódź’s housing market has entered a new phase. After years of rising prices, buyers now have one of the widest selections of new homes the city has seen, while developers are competing on more than just price and location. Architecture, design and the quality of the overall project are becoming increasingly important.

New office leasing demand reached more than 93,000 sqm in the first nine months of 2026, up 6 pct year-on-year, while 72 pct of transactions involved buildings within 500 metres of a metro station

Focus Estate Fund has signed a lease with Fun Park, which will open an approximately 880-sqm entertainment centre at Ferio Legnica. The centre is scheduled to open by the end of 2026.

Murapol has launched presales of 401 investment units in the next stage of Murapol Stoczniova in Gdańsk’s Młode Miasto district. The units are being developed in a 10-storey building on the site of a former shipyard, with prices starting at PLN 14,080 per sqm.
Office & mixed-use development
Cashless payment services provider eService has leased 7,500 sqm of office space in Drucianka Campus, a development under construction on ul. Kijowska in Warsaw’s Praga-Północ district. This is the project’s first tenant. Construction is scheduled for completion in the summer of 2028.

Develia has completed the ninth stage of Aleje Praskie on ul. Podskarbińska in Warsaw’s Praga-Południe district. The five-storey building contains 89 apartments ranging from 33 to more than 82 sqm. The development will eventually comprise 1,572 apartments.

Archicom has started apartment sales for Nowy Rytm Kabaty, a development being built at the corner of al. KEN and ul. Wąwozowa, next to Kabaty metro station. The project will eventually comprise 405 apartments in nine buildings.
Investment & finance
LemonTree has sold the second stage of Booster Zabrze to Vestas Investment Management Europe, which acquired the first stage in February. The transaction brings the entire 109,000 sqm complex under single ownership in a deal worth more than EUR 120 mln.

Danish retailer NORMAL has opened its first two stores in Romania, at NEPI Rockcastle’s Mega Mall in Bucharest and Shopping City Timișoara.
Warehouse & industrial
MLP Business Park Vienna has signed up two new tenants, with Austrian companies Paper Republic and RYX Holding having leased a combined 5,000 sqm at the development.

Media and research group Defence24 has signed a long-term lease for 1,150 sqm of office space at Warsaw Corporate Center (WCC) on ul. Emilii Plater in Warsaw. The company will occupy the entire seventh floor and part of the eighth floor.

Wrocław Fashion Outlet has reduced energy usage by 14 pct since 2022, while continuing to develop ESG initiatives focused on energy efficiency, the circular economy and community engagement.
Czech developer CTP has been granted a EUR 200 mln loan from the European Investment Bank for the roll-out of its large-scale solar panel installation programme across its European business park portfolio.
Real estate investor and fund manager Cromwell Property Group has secured a EUR 66 mln green loan for the 61,000 sqm Janki shopping centre on the southern outskirts of Warsaw.
Pad Res, a joint venture between Griffin Capital Partners and Kajima Europe, is to build two photovoltaic farms in Pomerania with a total capacity of 117 megawatts.
German asset manager KGAL Investment Management is to establish a joint venture to build four solar and wind parks with specialist Polish developer Lasuno for its KGAL ESPF 5 impact fund.
The newly constructed warehouse, which has expanded CTPark Prague West, has been certified as the most environmentally friendly industrial building in the Czech Republic according to ‘BREEAM New Construction’ standards, with a record score of 92.1 pct. The building is home to Rhenus Logistics, which uses it as a cross-dock for its pan-European network for collection services and warehousing.
Owned by the Capital Park Group, the Warsaw mixed use complex Norblin Factory has received the final BREEAM certificates for both its office and retail sections. A photovoltaic system has been installed in the complex, and the managers are continuing their efforts to steadily reduce the property’s carbon footprint.
Energy consumption reduced by almost 48 pct, almost 4 mln litres of water saved in a year and CO2 emissions reduced by more than 3,900 tonnes - these are the savings generated by the Warsaw P180 office building, developed by Skanska in Warsaw by the Wilanowska metro station. The investment has just received LEED Core & Shell certification at the Platinum level.
Docks Bruxsel in Brussels has received a CO2 neutrality certificate from CO2logic/South Pole. It is the first large shopping centre in Europe to receive this certification.
Panattoni has received an "Outstanding" rating under the BREEAM International New Construction system for Panattoni Park Szczecin III halls A and B. This is the first such high level of certification in the industrial real estate market in Poland for a newly built investment.
CA Immo has concluded 45 lease agreements with a total of nearly 29,000 sqm of office space in Warsaw in the past year, 20 pct of which in Q4 of 2022. The company has also introduced a green lease initiative in 2022, governing mutual commitment of landlord and tenant to optimize sustainable building operations. Since May 2022, 23 green lease agreements have already been concluded.
.Ktw II office building, developed by TDJ Estate, has been certified BREEAM at the Excellent level. The document is the final assessment of the investment's environmental impact. The building achieved a score of 80.6 pct.
