Poland Lingaro moves into P180
Lingaro Group, a data services partner to global enterprises, will join the tenants of the P180 office building developed by Skanska in Warsaw at ul. Puławska. The new tenant will occupy approx 3,400 sqm of space.

Newport Logistics Fund II, a fund investing in development of warehouses in Europe, was established in Luxembourg as an investment company. Second fund is looking to raise 100 mln EUR for further investments in Western Europe.

Poland Two new Vendo Parks
Trei Real Estate has just opened another two retail parks of its Vendo Park brand in Poland. The properties are located in Zambrów and in Kraków. The two retail parks have a combined lettable area of around 11,000 sqm, and the investment volume adds up to circa EUR 16.4 mln.

United Kingdom Cordia Blackswan completes HQ renovation
As part of its UK urban regeneration project, Cordia has completed the renovation of the listed building that houses its local HQ. The developer has restored the former Lloyds TSB Bank landmark asset, offering seven commercial spaces for mixed uses, including office and retail.

Belgian investor Mitiska REIM has acquired the 67,000 sqm gla Europa Centralna shopping complex in Gliwice from Sierra Balmain for an undisclosed sum.

Moje Miejsce II, the second office building of Echo Investment’s multifunctional project in Warsaw, has been acquired by Czech investor Trigea Real Estate Fund for EUR 45 mln.

Romania Fit-out costs in Romania remain among the lowest in the CEE
The average office fit-out costs in Romania increased by around 20-30 pct in 2022, due to rising prices, supply chain disruptions, and higher materials’ costs, but also as a result of the increased labor costs. Therefore, companies incurred average expenses of EUR 820 per sqm of office space, according to data from the Cushman & Wakefield Echinox real estate consultancy company.

Poland Ideal Idea grows in the capital
Ideal Idea has completed phase two of the expansion of its warehouse and office park at the boundary between Warsaw and Raszyn. The new facilities at City Park Warsaw II, created in the SBU model, are built in compliance with BREEAM standards, meeting strict requirements for environmental protection, and optimization of operating costs.

Up Fitness Club with a Mission enters Wrocław as yet another tenant at the Infinity – an office building being built by Avestus Real Estate in cooperation with its business partner Alchemy Properties at Plac Jana Pawła II. This modern club will occupy almost 1,350 sqm of space on the building’s first floor. The place is scheduled to open in Q4 2023.

The Echo-Archicom Group closes the year 2022 with a strong cash position and further reduced net debt of the company. This is the result of sale of seven office buildings worth nearly EUR 320 mln.

In 2022, the Polish industrial and warehouse market maintained its solid growth momentum despite headwinds such as project financing constraints and rising occupancy costs. The expected decline in new supply and shrinking land availability are likely to result in a supply gap in the space of the next year or so, says real estate advisory firm Savills.

A photovoltaic system has been installed in the complex, and the managers are continuing their efforts to steadily reduce the property’s carbon footprint.
