Poland Skycity to grow in Gdynia
ResidentialAround 50,000 sqm of usable space will be created on a site of nearly 2 ha at the intersection of ul. Kielecka and ul. Droga Gdyńska. Skycity Gdynia will ultimately comprise four buildings with ground floor services: three residential buildings with 7, 17 and 35 storeys and one office building. The tallest of the buildings will reach a height of 120 metres, placing it among the top Polish high-rise residential buildings.
The results of the competition for the architectural concept of Skycity Gdynia were announced by Allcon in December 2020. The jury included representatives of the City of Gdynia, members of the Chamber of Architects and the investor. Grupa 5 Architekci proposed a city-creating concept in line with global construction practices.
For the sake of sustainable development and the convenience of residents, modern cities are becoming denser in the areas within their immediate boundaries. This trend can be observed in well-known European capitals as well as in Polish cities such as Warsaw, Wrocław and Gdańsk. Eliminating pollution or the carbon footprint associated with traffic jams and long commutes, among other things, is just as important as reducing urban spending on new infrastructure, which is necessary for expanding suburban spaces.

The new investment by the Tricity-based developer Allcon stands out not only for its scale and architecture, but also for its location.
Skycity Gdynia clearly fits into the popular concept of the 15-minute city, but offers much more. Analysing the location, one can quickly verify how many places important for everyday life are located in the neighbourhood. So in this case we can talk about the idea of a 5-minute city.

The project will be adjacent to the forests of the Tricity Landscape Park. The City Hall, ul. Świętojańska and the Central Park leading to the sea are all within a 5-minute walk of the planned development. Also in the vicinity are, among others, a shopping centre with a cinema complex, office centres, a municipal sports centre, SKM and PKM stations.
When working on the design of the public spaces, Allcon consulted with the Association of Friends for Integration. The developer was keen to create a place that was accessible to all, pedestrian-friendly, while minimising car traffic. Allcon subjected the project to a BREEAM Communities assessment.
The project includes a number of sustainable building solutions: the management of grey water, the installation of photovoltaic panels on the roofs of all buildings or the installation of electric vehicle charging stations.
Allcon has a valid building permit and has announced that construction is to begin in Q4 2024. Phase I will see the construction of a 17-storey building with 93 flats and commercial units suitable for gastronomic outlets. Subsequent phases will see the construction of 35- and 7-storey residential buildings, as well as an office building, which is likely to achieve a BREEAM New Construction certificate with an Outstanding rating.
