Poland High demand but low supply
The supply of modern office space in Poland's eight largest regional cities reached 6.73 mln sqm. Although the market is showing signs of stabilisation, it is experiencing a significant slowdown in new supply, state Colliers in the latest 'Market in Minutes – Office market in regional cities Q3 2025' report.

Czech Republic Grand Department Store in Pardubice reopens
PSN has completed the reconstruction of the Grand Department Store in Pardubice. The historic building has been transformed into a modern, mixed-use retail and service complex spanning over 3,500 sqm, with a food court, a boutique cinema, and co-working space.

Poland Construction underway on AFI Tower
Construction of the AFI Tower has begun. The 40-storey building will provide over 50,000 sqm of office space. Completion of the 150m skyscraper is scheduled for the second half of 2028.

In Q3 2025, industrial construction volume in the Czech Republic reached a two-year high, and demand was significantly stronger than in the previous year, according to the latest findings of the Industrial Research Forum.

Czech Republic New motorways to reshape industrial market
The development of the country’s motorway network is shortening travel times between regional centres and connecting the country to the European transport network, fundamentally reshaping the industrial real estate market in the Czech Republic. Development activity, which has so far been concentrated mainly around Prague, Brno, Ostrava and Plzeň, is also shifting. Attention is currently turning to cities such as Olomouc, Jihlava and Liberec; with České Budějovice and Litomyšl set to join them in the coming years.

Poland Panattoni builds for Media Expert
Panattoni has begun construction of a new distribution centre in Łódź for Media Expert. Media Expert is Poland’s largest retailer of consumer electronics and household appliances, operating over 600 brick-and-mortar stores. The 208,000 sqm project being developed in an investment of PLN 500 mln, will be one of the largest warehouse centres in the country.

Poland StudentSpace comes to Warsaw
StudentSpace, the student housing platform created by Signal Capital Partners, Griffin Capital Partners, and Echo Investment, has begun construction on it first student residence in Warsaw on ul. Wołoska. The eight-storey building, scheduled to open in October 2026, will provide over 500 beds.

Germany VAH Jager goes up to 40,000 sqm
Fulfilment services provider VAH Jager, has leased an additional 10,000 sqm of space in Garbe Industrial's Oberkrämer logistics park just north of Berlin. The company already occupies a 30,000 sqm, bringing its total space leased to 40,000 square meters in the centre.

Poland Leasing dominated by new contracts
Available office space is rapidly declining according to the latest figures from Cushman & Wakefield. The vacancy rate in Warsaw fell to just 9.7 pct, while in the central zone it reached 6.9 pct. Combined with limited new supply and stable demand, this is resulting in increasing upward pressure on rents in the city centre.

CEE region Consumer spending accelerates GDP growth
The economies of Central and Eastern European continue to grow, outpacing many Western European peers despite external trade uncertainties and recent inflationary pressures. The region’s resilience is increasingly driven by consumer spending, supported by moderating inflation and real wage growth, according to Colliers' latest report “ExCEEding Borders CEE 2025: Retail parks: Diverse Growth, Shared Momentum”.

Poland Tenants choose quality and location in Warsaw
At the end of Q3 2025, the vacancy rate in Warsaw declined to around 9.7 pct. Leasing activity continued to be concentrated in central locations and in modernised buildings. New supply remains limited and is heavily concentrated in the city centre. Prime rents remain stable, with slight upward pressure, states Axi Immo in its latest report

Germany Panattoni builds in Cologne
Panattoni is constructing around. 35,000 sqm modern logistics space on a former Ford factory in Cologne, which is currently the only industrial development in the city. Completion is slated for July 2026.

Poland Now's the time to buy
The investment market in Poland for Q1-Q3 2025 reflects stable market conditions, with year-to-date volume aligning closely with the Q1-Q3 of 2024. By the end of September, the Polish investment market reached a total volume of EUR 2.6 bln with 105 transactions, showing increased liquidity. Polish capital continues to grow in importance, taking advantage of attractive pricing opportunities. In contrast, core capital remains cautious, with only two transactions of more than EUR 100 mln.
