Marek Sawicki, DLA Piper: How to prepare a good REIT investment product

"If we want REIT to be successful in Poland, we need two conditions to be fulfilled," said Marek Sawicki, counsel, DLA Piper.

"On the one hand we need good management teams that would create a good product and so it would therefore be possible to have a return on capital and earn dividends; while on the other hand, we need such competences that asset managers have and be able to offer products to the retail sector, and to promote and sell such investment products to a wide range of customers," told us Marek Sawicki.

"It is nothing new on the Polish investment market. As far as individual investors are concerned, it is estimated that Poles have around PLN 700 bln of savings. And these savings could be allocated, at least partly, in REITs. Alternatively, it would be an idea to entice institutional investors, engage with open investment funds, possibly insurance groups, and also foreign investors, that are now investing in real estate in Poland, but not through REIT. So maybe the creation of such a product as REIT would make the Polish real estate market even more attractive to foreign investors," he added.
